We offer <br />the lbllowing comments: <br /> <br />Gestural: The submitted major subdivision proposes to' plat a 4.23 acre metes-and-bounds parcel located <br />west o17' 149't' Lane and south of 151'r Avenue. The preliminary plat shows the creation of 7 single family <br />urban lots and one outlot. <br /> <br />Zoning: The property is zoned R-1 Residential and is located within the City's urban service area. City <br />Code permits platting urban lots that do not exceed three units per acre or four units through a planned <br />unit development. <br /> <br />Density: City Code allows density of 3 units per acre, the preliminary plat is proposing a net density of <br />2.21 units per acre. The preliminary plat Will need to be revised to-include this information on the plat. <br /> <br />Drai~age and Utility Easements: The standard 10 foot and 5 foot (along the common property line) <br />drainage and utility easements are being shown on the plat as a "typical". It is preferred to show the <br />easements along the perimeter of each lot. A 20 foot wide drainage and utility easement must be' provided <br />along the west line of Outlot A and across Lot 7. The western easement line on lot 5 should be extended <br />to the north line of Lot 6. <br /> <br />Accesso~3, Structure: There is an existing accessory structure located on the Subject Property. City <br />Code does not permit accessory structures to be located on a property that does not contain a homestead. <br />Thc plat indicates that the accessory structure will be removed. <br /> <br />I,ot Sizes' The lot size in the R-1 MUSA is 10,800 square fe'~t; all 7 lots exceed this standard. The <br />proposed lots range in size l~:i0'm -14,860 square feet to 22,972 square feet. <br /> <br />Lot Dimeusions: All proposed lots must maintain 80 feet of frontage on a public street.
