Ramsey Meadows 5th Addition <br />Preliminary Plat Review <br />February 25, 2005 <br /> <br />Setbacks: The preliminary plat shows the required 30 foot front yard building setback. All lots appear to <br />meet this setback. Building pads (houses) will also be subject to a 30 foot rear yard, a I0 foot side yard <br />habitable, a 6 foot side yard uninhabitable, and a 30 foot side yard corner lot setback. The setbacks' are <br />noted on the preliminary plat and therefore must be complied with during building permit submittal. <br />However, according to the house pad being proposed on the grading plan, it appears that a few of the <br />house pads are not able to meet the 6 foot and 10 foot side yard setbacks, Further information should be <br />provided to staffto verify that all setbacks are able to be met. <br /> <br />Tree Preservation Plan: A tree preservation plan was not submitted. A tree inventory and tree <br />preservation plan must be submitted for review. <br /> <br />Landscape Plan: The following comments are offered regarding the landscaping: <br /> <br />· The planting schedule must include the Latin name of each species and cultivar if applicable as <br /> well as size (minimum of one [1] inch caliper for deciduous trees and five [5] feet in height for <br /> coniferous trees) and root stock. <br />· Planting specifications should be included with the landscaping plan. <br /> <br />The landscaping plan is generally acceptable. However, a revised plan must be submitted that includes a <br />more detailed planting schedule and the planting specifications. <br /> <br />Wetlands: A portion of the property is wetland. It is the City's understanding that a WMO permit has <br />been applied for and approved. Please provide a copy of the permit to the City. Any conditions of that <br />approval will need to be met and plans changed in accordance to complying with the WMO permit. <br /> <br />Drainage and Grading Plan: Grading and drainage plans have been provided. Please address these <br />specific comments: <br /> * }-'lease remove all references to 'Rock Construction Entrance' on the plans and replace them <br /> with notes stating the street will be swept at the end of the day and as needed to remove soil <br /> tracked from the site. <br /> · Revise note 12 to read 'Project' Engineer. The City does not approve the soils placed in <br /> building pads. <br /> . Revise note 16 to read 'lot, as long as setbacks are maintained and the house is on suitable <br /> soils. <br /> · Please supply 100 calculated 100 year elevation for DNR wetland 729 for the full built <br /> condition. The lowest floor elevation of all lots must be 2 feet above this elevation. <br /> · The SWPPP plan must be submitted for review. <br /> <br />Access to Lots: Access to the lots is proposed from 149th Lane. <br /> <br />Utilities: All lots are proposed to be served by municipal sewer and water. Existing services will be <br />utilized when they fall within the lot lines. Please address these specific comments: <br /> · A new service sho, pld be shown for lot 5, the proposed service would cross, an adjacent lot, <br /> which is not-acceptai3.1e.' <br /> · Stormwater calculations must be submitted fOr the existing and proposed conditions. <br /> · Show saw cuts, call out street restoratipn standards and specify city must approve street closures <br /> t'br ntility service installation <br /> <br /> <br />
