Ramsey Meadow,s' 5th Addition <br />Preliminary Plat Review <br />February 25, 2005 <br /> <br />Park Dedication: The Preliminary Plat will be forwarded to the Park and Recreation Commission at <br />their March tneeting. The City has the option for land, cash or a combination thereof. The sketch, plan <br />was reviewed at their January meeting and the recommendation was to accept cash park dedication. The <br />2005 rate is $2200 per lot, which equates to $15,400. The park dedication fees will be required to be <br />paid to the City prior to the release of the final plat for recording. <br /> <br />Trail Fcc: The plat will be subject to Trail Fees and they must be paid prior to release of the final plat <br />tbr recording. The 2005 rate is $550 per lot, which equates to $3,850.00 due to satisfy trail development <br />~'ces. <br /> <br />Trunk Sewer and Water Fees: The plat will be subject to trunk sewer and water fees for each newly <br />created lot. The 2005 rate is $1,100 for trunk sewer fees and $!,862 for trunk water fees. This equates to <br />a total of' $20,734 due to satisfy trunk sewer and water fees for the seven lots that are being created. In <br />addition, since the sanitary sewer and watermain are currently in place to service the proposed newly <br />created lots lateral benefit charges will be applied to each lot. The 2005 rate for each newly created-lot is <br />$3,305 sewer lateral benefit and $7,539 for water lateral benefit. The developer will be allowed a credit <br />against thc lateral benefit charges for the costs associated with installing any necessary sewer and water <br />laterals along with the reasonable cost of street repair. <br /> <br />Stormwater Management Fee: A stormwater management fee ,must be paid for the new lots being <br />tzreated. The rate in effect at the time of final plat approval must be paid prior to the City's release of the <br />final plat fi)r recording. The 2005 rate is $384 per unit, which equates to a payment in the amount of <br />$2,688 due to the City prior to the release of the final plat for recording. <br /> <br />The Ramsey Planning Commission will be meeting at 7:00 PM on Thursday, March 3, 2005, at the <br />Ramsey Fire Station located at 15050 Armstrong.Boulevard, to consider your request for sketch plan <br />approval.
