Comm tmity Development Director Trudgeon stated he thinks they will see that with the vertical
buildings, but therc is a concern about the water table being too high.

Commissioner Van Scoy stated his concern is if you can park a car in a 20-foot driveway, or if
people will have to walk around it into the street.

Commissioner Watson stated you can look at Sunfish townhomes and the cars are already
hanging in the slreet, and those are 25-foot driveways.

Community Development Director Trudgeon noted the typical requirement for parking stalls is
20 Ibct.

Chairperson Nixt clarified that the philosophy being proposed is that to enhance overall density
they reduce the driveway length.

Commissioner Van Scoy'indicated he likes the concept of measuring 20 feet from the sidewalk,
which assumes there is a sidewalk. He stated he knows they are not required, but believes they
should be.

Chairperson Nixt asked how Staff would determine what the appropriate place is to measure the
setback.

Community Development Director Trudgeon indicated if you have a private street there is not
right-ol'-way, so they would measure to the curb. He stated if it is a public road there is a right-
of-way, so absent a sidewalk Staff would measure to the public right-of way, and absent a public
right-of-way they would measure to the curb.

Commissioner Johnson suggested they delay this to the next meeting and ask for the City
Council's thoughts.

Community Development Director Trudgeon indicated there may be some plans that come
lbrward anticipating 20-foot driveways. He stated he would like to bring this to the City Council
because tbcy have not seen it, but they can bring it back to the Planning Commission.

Public ! lcaring

Chairperson Nixt called the public hearing to order at 9:10 p.m.

Motion by Commissioner Johnson, seconded by Chairperson Nixt, to close the public hearing at
9: 1 0 p.m.

Motion Carried.
