Project Summary <br /> The proposed Sweetbay Ridge development includes approximately 102 acres on the north side of the City of' <br /> Ramsey. This development will have 162 single family homes. This project will involve the extension of municipal <br /> utilities including sanitary sewer, water, public roads and storm sewer. <br /> <br />b. Complete Project Description <br />Site Development <br /> Ca~sselberry Development is proposing a residential development,. Sweetbay Ridge Addition, comprising of 162 <br /> single ~'amily homes. The project area is approximately 102 acres. Development will be consistent with City of <br /> Ramsey Ordinances. The site ~s bounded by residences to the north, south and west, and by a wetland along the east <br /> side. Variolite Street NW will act as a collector street to provide access to this property. Attached is Figure 2 <br /> .showing the concept layout of these proposed units. · <br /> TIm large size of the land being converted to residential triggered the creation of this EA.W, as required by MN <br /> Rtfle 44 t 0.4300, subpart 36, "Land use conversion, including golf courses." The project includes construction of <br /> roads, homes, ponds, and utilities such as storm water, wastewater, and water. The new development's utilities will <br /> be connected to the existing City of Ramsey's water and wastewater systems. <br />Natural Features <br /> As shown on attached Figure No. 2, the proposed layout of homes, streets, and utilities will affect the <br /> environmental qualities of this area. There are natural wetlands, ponds, trees, and streams found on the site; they <br /> are a valuable natural resource and will be preserved as much as possible. The site will be graded to preserve the <br /> natural rolling landscape as well as the native oak habitat. The existing landscape consists of wetlands stretching <br /> across the proposed area from north to south in the eastern half of the site, as well as the southern part of the site. <br /> The remaining land is currently a wooded shooting range. This propoS~ddevelopment will leave the wetlands as <br /> they exist currently, but use the .rest for residential development. <br /> <br /> The storm water ponds will be constructed fi/st to provide protection fi'om any potential runoff from the site. Final <br /> plans and specifications will be prepared for each phase of the development. A Storm Water Pollution Prevention <br /> Plan will be required and implemented for each phase of the development. <br /> The construction of homes on the individual lots is proposed to begin during the 2005 construction season and <br /> continue as each lot is sold. It is estimated that 2 to 3 years is required to complete all the construction associated <br /> <br /> <br />
