The proposed <br /> subdivision will be consistent with the CiW of Ramsey's Comprehensive Land Use Plan upon im proposed <br /> amendment. Funhe~ore, the planning and desi~ of the subdivision provides good intersection spacing, of 1/4 <br /> mile or more, along Vafiolite Street NW, which should provide good ~affic management and operations. <br /> Thcrctbre, the proposed Sweetbay Ridge subdivision is not anticipated to result in ~affic congestion or si~ificant <br /> air quality impacts. <br /> Carbon monoxide levels are projected to remain below the MPCA standards became the existing roadway system <br /> (along with planned improvement) appears to have sufficient capacity to handle ~ps generated by the proposed <br /> development. Congestion is not expected on local or regional roadways and ~verse air q~lity effec~ do not <br /> appear likely.
