A stop sign will need to be <br /> placed at all development entrances that intersect with the surrounding roadway network. No immediate <br /> improvements are needed on roadways around the development area. ' <br /> This development, when complete, will provide a direct connection at Variolite Street and 161 st Avenue. Right turn <br /> lanes offof northbound Variolite Street will be installed to improve safety and traffic flow. <br /> Please see a more in depth discussion of the traffic issues included in the appendix. <br /> <br />Estimate the effect of the project's traffic generation on air quality, includin9 carbon <br />monoxide levels. Discuss the effect of traffic improvements or other mitigation measures <br />on air quality impacts. Note: If the project involves 500 or more parkino spaces, consult <br />EAW Guidelines about whether a detailed air quality analysis is needed .... <br /> The development of this proposed 162 ~it single family residential subdivision will, indeed, con~bute to the <br /> traffic volume bwowth on Vafiolite Street NW ~ presented in the tra~c analysis in the appendix. The proposed <br /> subdivision will be consistent with the CiW of Ramsey's Comprehensive Land Use Plan upon im proposed <br /> amendment. Funhe~ore, the planning and desi~ of the subdivision provides good intersection spacing, of 1/4 <br /> mile or more, along Vafiolite Street NW, which should provide good ~affic management and operations. <br /> Thcrctbre, the proposed Sweetbay Ridge subdivision is not anticipated to result in ~affic congestion or si~ificant <br /> air quality impacts. <br /> Carbon monoxide levels are projected to remain below the MPCA standards became the existing roadway system <br /> (along with planned improvement) appears to have sufficient capacity to handle ~ps generated by the proposed <br /> development. Congestion is not expected on local or regional roadways and ~verse air q~lity effec~ do not <br /> appear likely. No air quality monitoring h~ been completed for the proposed project ~ this time ~d no mitigation <br /> measures are being proposed. <br /> <br />Describe the type, sources, quantities and compositions of any emissions from <br />stationary sources of air emissions such as boilers, exhaust stacks or fugitive dust <br />sources. Include any hazardous air pollutants (consult £AW Guidelines for a listing) and <br />any greenhouse gases (such as carbon dioxide, methane, nitrous oxide) and ozone- <br />depleting chemicals (chloro-fluorocarbons, hydrofluorocarbons, perfluorocarbons or <br />sulfur hexafluoride). Also describe any proposed pollution prevention techniques and <br />proposed air pollution control devices. Describe the impacts on air quality. <br /> The unly sources of stationary air emissions will be from domestic heat sources from residences. Fugitive dust may <br /> be generated during construction of the project. Best management practices will be followed as they are stated <br /> within the construction specifications. It is anticipated that the project will not generated significant dust beyond <br /> current site conditions. <br /> <br />Will the project generate odors, noise q(dust during construction or during operation? <br />If yes, describe sources, characteristics, duration, quantities or intensity and any <br />proposed measures to mitigate adverse impacts. Also identify locations of nearby <br /> <br /> <br />
