Mr. Bakken replied that it has already been made clear that all five Councilmembers will not <br />agree to that option. He inquired if there were any other options. <br /> <br />Councihnember Hendriksen inquired as to what the importance was of the mixed-use <br />designation. He questioned why it was so important to have residential in the location of <br />Ramsey Boulevard and Armstrong Boulevard. <br /> <br />Councilmember Anderson stated that there are some Councilmembers that believe that mixed use <br />provides a good net tax base. <br /> <br />Mayor Gamec suggested placing townhomes along Northfork golf course and then place <br />industrial in the location of the loop of the bridge. <br /> <br />Councilmember Hendriksen noted that he could agree with townhomes being located in the area <br />of Northfork. <br /> <br />Councilmember Anderson stated that the main issue of debate seems to center around Section 28. <br />She inquired as to what portion of section 28 could be mixed use. <br /> <br />Councihnember Hendriksen replied that it depends on how they define mixed use. <br /> <br />Councilmember Anderson stated that she believes that the rail station should be combined with <br />mixed use. <br /> <br />Mr. Bakken inquired as to what the Council thinks of when they say mixed use. <br /> <br />Councilmember Hendriksen replied that he sees mixed use as retail, commercial, <br />business/warehouse and some residential. He does not see heavy industrial. <br /> <br />Councihnember Zimmerman inquired as to how much commercial can the City support with <br />Riverdale down the road. <br /> <br />Mayor Gamec replied that the area will not be a large shopping center. It will be a "catch all" <br />area. <br /> <br />Councihnember Kurak stated that she anticipates office buildings, doctor offices, and some <br />shopping on the site. <br /> <br />Councilmember Hendriksen stated that if there is a multi-story office building and there are some <br />condos on top of the building he would not object to that. What he envisions will happen, and is <br />the reason he is opposed to the mixed use, is that once the property is zoned mixed use and <br />residential is a permitted use there will be large areas carved out for huge apartment buildings <br />because that is what becomes economically viable first.
