driveway, construction of a new driveway, curbing and parking spaces, connection of the <br />Wendell's property to sewer service from Azurite Street NW and restoration of all disturbed <br />areas on the Wendell's property. The City will be responsible for all construction activity. <br />Wendell's will convey to the City an approximate 400 square foot parcel at the intersection of <br />143rd Avenue and C.R. #116 needed to facilitate the construction. The City will convey to <br />Wendells a triangle piece of property lying between their property and 143rd/Azurite Street. The <br />City will retain a permanent drainage/utility easement over and across the triangle piece. This <br />piece will be known as Outlot A of Sunfish Business Park when the platting process has been <br />completed. <br /> <br />Councilmember Hendriksen inquired as to the cost to connect the sewer and water to the <br />Wendells property. <br /> <br />City Engineer Olson replied approximately $6,000, noting that there will be some out of pocket <br />expense for Mr. Cody as well. <br /> <br />Councilmember Hendriksen inquired as to how much of Outlot A is wetland and how much is <br />useable. <br /> <br />City Engineer Olson reviewed the wetlands on Outlot A. <br /> <br />Councilmember Zimmerman inquired if a building could be built on Outlot A. <br /> <br />City Engineer Olson replied no, noting that Outlot A is approximately ¼ acre. <br /> <br />Councilmember Hendriksen inquired if it would be possible to have aerial photographs available <br />for their review in the future. <br /> <br />City Engineer Olson replied yes. <br /> <br />Motion by Councilmember Kurak, seconded by Councilmember Anderson, to authorize the City <br />to enter into the Real Estate Exchange Agreement with Lawrence T. Cody and Judith B. Cody, <br />husband and wife, and to direct the Mayor and City Administrator to sign the same on behalf of <br />the City. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Kurak, Anderson, Hendriksen, <br />and Zimmerman. Voting No: None. <br /> <br />Motion by Councilmember Kurak, seconded by Councilmember Hendriksen, to introduce an <br />ordinance for the conveyance of the property described in Exhibit A on the said ordinance to <br />Lawrence T. Cody. <br /> <br />Motion can'ied. Voting Yes: Mayor Gamec, Councilmembers Kurak, Hendriksen, Anderson, <br />Kurak, and Zimmerman.
