10.4 <br />10.4.1 <br />10.5 <br />Vacant City Property Site <br />The City owns a vacant 4.1-acre parcel located on the east side of Ramsey Blvd NW, west of the <br />Public Works Site shown on Figure 1 in Appendix I. The 4.1-acre parcel would be sufficient to <br />construct Ramsey's water treatment plant. A water treatment plant layout for the Vacant City <br />Property Site is shown on Figure 7 in Appendix I. <br />Raw and Finished Watermain Costs — Vacant City Property Site <br />The raw and finished watermain required to construct a water treatment plant at the Vacant City <br />Property Site is shown on Figure 3 in Appendix I. The water main and garage costs are included <br />in Table 10-4. However, the Fire <br />Station site is remote from other Public Works facilities, would have operational inefficiencies, <br />and would require building a garage. The Fire Station site would also require the City to <br />purchase land. Due to the construction of the garage and purchasing land, the Fire Station site is <br />more expensive than the Public Works site. <br />The Public Works site requires more new raw and finished watermain than the Fire Station site, <br />but because it is on the site of the Public Works Facility that is currently under construction it <br />would not require a garage and could share an emergency generator and security infrastructure <br />with the Public Works Facility. Having multiple public works facilities on the same site also <br />increases operational efficiencies. The Public Works Site is already owned by the City and <br />doesn't require the purchase of private property.
