We offer the <br />ibllowing comments: <br /> <br />Generah The submitlcd major subdivision proposes to plat approximately 58 acres to create a <br />total of 92 urban single family,lots. The subject property is generally located on Highway 47 at <br />160th Lane. There are four existing homes on the property that will be removed. <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Developing Area. The <br />development of the property with municipal sewer and water will require a Comprehensiye Plan <br />Amendment, which will be considered along with the preliminary plat. This review letter will <br />evaluate the proposal based on R-1 urban single-family standards. <br /> <br />Lot Requirements: All proposed lots meet R~I Residential standards for lot width and area. <br /> <br />Density: The R-I Residential regulations for the MUSA area allow a net density of 3 units per <br />acre. Thc preliminary plat is showing a net density (not including wetlands) of 2.03 units per <br />ac ~'e. <br /> <br />L,'mdscaping Plan: The landscaping plan, submitted on June 21, 2005, is generally acceptable <br />wi th thc following comments: <br /> <br />The Applicant has indicated that some combination ofberming, fencing and landscaping <br />would be utilized to provide some buffering for the proposed lots adjacent to Highway <br />47.
