The submittal coi~sists of 19 sheets prepared <br />by URS, dated May 9, 2005, revised June 9, 2005. We offer the following comments: <br /> <br />General: The Subject Property is located north of Bunker Lake Blvd and west of Town <br />Center Drive. A total of 8.t3 acres are, contained within the proposed plat. This phase <br />consists of 23 small-lot single family homes. The proposed plat also includes an outlot which <br />will eventually contain 46 townhouse traits. <br /> <br />Zoning/Density: The project area is located in the TC-4a Neighborhood D~strict, which is <br />intended to allow for a full range of housing types. The District allows for residential uses at <br />a net density of up to 10 units per acre. The Preliminary Site Plan indicates a net density of <br />8.48 units per acre, including the future townhouse units. The overall development site north <br />of II6 is approximately 33 acres (not including the park or outlot on the west). The overall <br />density in this area is 4.75 units per acre, including the 8th, 9th, and l0th Additions. As <br />additional devetopment comes forward on this site the overall density must remain below 10~' <br />units per acre. <br /> <br />It should be noted that a Comprehensive Plan Amendment is required to change the subject <br />property's land use designation from a combination of Low Density Residential and Medium <br />Density Residential to Mixed Use, to complement the remainder of the Town Center site. <br />This request is being considered along with the request for preliminary plat and preliminary <br />site plan approval. <br /> <br />Lots: The preliminary plat is proposing to resubdivide Outlots A, B, C, D, and E of Ramsey <br />Town Center Addition into 23 single-family lots and two outlots. The lots are proposed to be <br />served by a 50-foot public street right-of-way, discussed in more detail below. <br /> <br />-264- <br /> <br /> <br />
