I?relimim~ry Plat and Preliminary Site Plan Review: Ramsey Town Center 8th Addition <br />May 2'7, 2005 <br />l~evi6'ed: ./une 24, 2005 <br />f':ige 2 of 7 <br /> <br />The TC4-a Zoning District requires the following lot standards: <br /> <br />Minimum lot size <br />Minimum lot width <br />Minimum lot depth <br /> <br />None <br />20 feet <br />80 feet <br /> <br />All proposed lots meet these requirements. <br /> <br />~l'he proposed use of new outlot C should be coordinated with the Town Center Gardens plat <br />to thc east. <br /> <br />4. Setbacks: The TC4-a Zoning District requires the following setbacks: <br /> <br />Front yard 0 to 20 feet as measured from building front to edge of sidewalk; <br />S/de yard None, un/ess required by building code; <br />Rear yard None, unless requ..ired by building code. <br /> <br />On June 28, 2005 the City Council will be considering adoption of some revisions to the <br />Town Center zoning district which would allow 20 foot driveways, in addition to changing <br />the maximum front yard setback to 25 feet. The individual units will be required to meet the <br />254hot maximum front yard setback; this will be verified on the individual building permits. <br /> <br />I'ul>lic Streets: The development project lies west of Town Center Drive and south ora new <br />public street, shown as U2 Street on the preliminary plat. This street is labeled as a 50-foot <br />right-of'~way with a pavement width of 32 feet. The pavement width is measnrir/g as 30 feet; <br />a full 32 feet is required. <br /> <br />The 12ortion o~' Town Center Drive north of Bunker Lake Blvd must comply with state aid <br />standards. Additionally, this street is a Phase 2 - Segment 3 roadway improvement, and as <br />such is not scheduled for construction until 2008. Bonding for this street improvement has <br />not yet occurred. Construction of this street prior to this schedule will be the respOnsibility of <br />the developer, unless a temporary alternative can be agreed on with the City. <br /> <br />The proposed terminus of Town Center Drive at the east property line must be coordinated <br />with the Town Center Gardens Development to the east, which has received preliminary plat <br />approval. The extension of 147th Lane from the east property line tO Town Center drive must <br />also be coordinated with Town Center Gardens. Town Center Gardens has received <br />preliminary p/at approval. From the plans submitted it appears that these streets are close to <br />proper aligmnent between the two developments, but this will need to be verified with <br />property scaled plans. The current grading plans for the two developments indicate that the <br /> · th <br />port, on of 147 Lane on this site would approach grades of 7%; this is the maximum <br />allowable under City Code. Grades should be revised to produce a more desirable condition. <br /> <br />-265- <br /> <br /> <br />
