This district allows for <br />a mix of residential uses at a net density up to 10 units per acre. As submitted, the preliminary plat for the 9th <br />Addition bas a net density of 11.56 units per acre. The overall site (including the 8th, 9% and 10t~ Additions) <br />has a net density of 4.75 units per acre (not including the park or outlot). A Comprehensive Plan Amendment to <br />change the hmd use designation on this property from Low- and Medium-Density Residential is also being <br />considered. <br /> <br />The development is proposing one townhouse style (row house units). Color elevations have been submitted to <br />the City. Thc Town Center Development Guidelines establish a brick enhancement threshold of 35% of the <br />non-glazed area of the front facing wall, unless the building design is enhanced through other means such as <br />covered porch areas, broken roof lines, articulated facade and material or color changes. The applicant has <br />submitted documentation indicating that the front facing wall of the buildings will have 26.3% brick. It is <br />Stall's understanding that there will be some color variation between the buildings, but color information has <br />only beeu submitted for one building. The minimum/maximum building height in this district is 2-4 stories. All <br />of th.e dwelling units are 2 stories and comply with the height requirements. <br /> <br />Oi] June 28, 2005 the City Council will be considering adoption of some revisions to the Town Center zoning <br />district, which would allow a maximum 25-foot front yard setback. All of the proposed units meet the front yard <br />setback requirement with the exception of several of the units in Block 6, though the majority of the building is <br />within 25 feet of the sidewalk. A slightly different sidewalk alignment may be necessary to accommodate this <br />setback. City Code requires 20 foot driveways for row house townhomes; all units meet this requirement. <br /> <br />-273- <br /> <br /> <br />
