With this development, that development will hook up to 162nd Avenue, which means that <br />development will have two access points. <br /> <br />Councilmember Jeffrey asked if the developer has given any thought to the Planning <br />Cormnissions' comments regarding density transitioning. <br /> <br />Greg Peterson, representative of Oakwood Land Development, replied the site has a good buffer <br />and wetlands, and trees will be planted on the border. <br /> <br />Associate Planner Geisler explained.the discussion regarding density transitioning related more <br />to how to apply density transition standards to other plans coming fmwvard. <br /> <br />Councilmember Strommen noted this development seems to take care of itself, and suggested the <br />Council may want to discuss the density transition policy in a future worksession. <br /> <br />Councilmember Cook suggested berming be utili2ed for sound mitigation on'the houses that <br />back up to Highway 47. <br /> <br />Councilmember Elvig commented the only area where he does not recall the buffering is to the <br />north. He noted this density is at 1.75 units per acre, which is a very low density. He expressed <br />concern that berming could endanger the white oak trees along the road. <br /> <br />Mr. Peterson indicated there will be a determination made regarding which of these trees will be <br />saved. <br /> <br />Councilmember Cook inquired about plans for a trail. <br /> <br />Assistant Public Works Director Olson replied there is a trail on the west side of Highway 47. <br />The ability for a trail on the east side of Highway 47 can be looked at. <br /> <br />Councilmember Olson asked if there is wetland area around the three houses on the dead end to <br />the north. <br /> <br />Associate Planner Geisler replied staff can look into this. <br /> <br />Councilmember Elvig noted there should be a discussion about the intention of possibly working <br />with the developer to have an opportunity to straighten out Highway 47. He noted some of the <br />best trees in the whole area are here. <br /> <br />Mayor Gamec stated it is likely too late to straighten Highway 47 in this area. He asked if there <br />is enough of a setback if Highway 47 were to be.widened. <br /> <br />Assistant Public Works Director Olson replied currently this road has a 120-foot right-of-way, <br />which should be sufficient.
