CouncJlmember Elvig noted if Highway 47 were to be broadened to four lanes the trees on the <br />cast side would likely need to be removed, which would eliminate the buffering. He suggested <br />this be looked at as a potential second phase. <br /> <br />Councilme~nber Cook suggested this could be possibly be resolved by shifting the plan 25 feet to <br />the east. He asked the developer about the possibility of salvaging some of the smaller trees for <br />the park across the highway. <br /> <br />Mr. Peterson replied this would not be a problem. <br /> <br />Councihnember Elvig asked if this plan will require a comprehensive plan amendment. <br /> <br />Associate Planner Geisler responded in the affirmative. She indicated the preliminary plat will <br />go to the Planning Commission in June with a comprehensive plan amendment request. <br /> <br />Councilmember Elvig questioned if this development would utilize the secondary pipe. <br /> <br />Assistant Public Works Director Olson explained when the comprehensive sewer plan was <br />completed it was determined that there is not enough grade to service everything in the projected <br />area and a lift station is needed. It was determined it would be best to put the lift station in with <br />this development and forcemain it down along the east side of Highway 47 in the right-of-way. <br /> <br />2) Ramsey Town Center 8th, 9th and 10th Additions <br /> <br />Associate Planner Geisler indicated Ramsey Town Center, LLC has submitted sketch plans for <br />the 8th, 9~1~, and l 0th Additions of Town Center, located north of Bunker Lake Boulevard and east <br />of Armstrong Boulevard. The entire site is approximately 46 acres. A sketch plan for this site <br />went to the Planning Commission at their February 3, 2005 meeting. She reviewed the following <br />inl'orm ation: <br /> <br />Town Center 8th Addition <br />This addition proposes a combination of small single-family lots and townhouse units. A private <br />street is proposed on the north side of this addition. Town Center Drive is on the east side of this <br />plat, and will bc required to connect through to Town Center Gardens to the east. <br /> <br />Town C. enter 9th Addition <br />The 9th Addition' proposes approximately 90 townhouse units served by private streets. A street <br />stub is shown in the northeastern comer of the plat that would connect to Pineview Estates. <br /> <br />Town Center l0th Addition <br />The l0th Addition proposes 44 small single family lots (approximately 6,600 square feet) served <br />by public streets; most of the loop around these lots is proposed to be a 50-foot right-of-way. <br /> <br />Associate Planner Geisler requested input from the Council regarding the general layout and <br />streets in the sketch plans. <br /> <br />City Council Work Session/May 10,~2005 <br /> Page 3 of 6 <br /> <br />-27- <br /> <br /> <br />
