Stormwater Trunk Fees: The 2005 Stormwater Trunk Fee is $384.00 per unit. This fee <br /> will treed to be paid prior to the release of the final plat mylars. The fee in place at the time of <br /> the plat being recorded is the one that will be charged. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />Sewer and Water Trunk Fees: The 2005 Sewer and Water Trunk fees are $2,962.00 per <br />unit. These fees will need to be paid prior to the release of the final plat mylars. The fee in <br />place at the time of the plat being recorded is the one that will be charged. <br /> <br />18. <br /> <br />Ramsey Town Center Phase I Roadway Improvements~ Phase II Roadway <br />Improvements, AUAR Roadway Improvements, Parking Facility Improvements: In <br />accordance with City of Ramsey Resolutions 05~02-065, 05-02-066, 05-02-067 and 05-02- <br />068, assessments for Ramsey Town Center Phase I Roadway improvements, Phase II <br />Roadway Improvements, AUAR Roadway Improvements, and parking facility improvements <br />shall be payable tO the city in a single installment prior t_o the release Of. the final plat mylars <br />for recording. Total payment due includes principal plus accrued interest in the amount of <br />6.3% per annum commencing February 22, 2005. <br /> <br />Other Permits. The Developer is responsible for obtaining any and all permits required <br />from other regulatorT agencies. <br /> <br />Off-Street Parking Requirements: The TC-4 District requires 2 off-street parking spaces <br />for each unit; this requirement is exceeded with 'the proposed 2-car garages and 20 foot wide <br />driveways. Some parking is allowed on public streets, however,tNs may not be adequate for <br />overflow parking. <br /> <br />Driveway Length/Width: Under the TC-4a Zoning Code, driveways for units with attached <br />garages must be at least 25 feet in Iength, as measured from the building front to the edge of <br />the sidewalk. On June 28, 2005 the 'City Council will be considering some changes to'the TC* <br />4a Zoning District, including lowering the minimum driveway length to 20 feet. <br /> <br />19. Landscaping: The following comments are offered regarding the landscaping: <br /> <br /> Each single family lot should receive two (2) overstory trees, consisting of a mixture of <br /> coniferous and deciduous species (not less than 25% of either type). The Ramsey Tree <br /> Book should be referenced for preferred and acceptable species. Deciduous trees shall have <br /> at least a one (1) inch caliper and coniferous trees shall be at least five (5) feet in height. <br /> An additional species should be utilized for either Guy 3 or Guy 5 Street. <br />· Trees shall be at least fifteen (15) feet from hydrants (does not appear to be any conflicts, <br /> but should be noted when trees are installed): <br />· Planting specifications should be included with the landscaping plan. <br /> <br />The streetscape planting plan is generally acceptable. All species are either acceptable or <br />preferred as outlined in the Ramsey Tree Book and meet the minimum size requirements. <br /> <br />-318- <br /> <br /> <br />
