Case #9: <br /> <br />Request for Preliminary Plat Approval of Ramsey Meadows 5th Addition; <br />Case of TMH Development <br /> <br />Corem unity Development Director Trudgeon stated TMH Development applied for preliminary <br />plat to create 7 single-family urban lots and one outlet on an existing metes and bounds parcel <br />generally located west of 149th Lane and south of 151st Avenue. The subject property is 4.23 <br />acres in size and is surrounded by acreage lots that are serviced bY on site septic and well <br />systems as well as properties that are served by City sewer ,and water. The preliminary plat is <br />proposing to create 7 new single family lots for a net per acre. Staff has <br />requested that the developer provide ~upporting setbacks can be met, <br />especially for [,ets 1,2 and 3. Absent: '= CoUncilmember Strommen. <br /> <br />Case #10: Proposed Amendment to the' Town Center Zoning District Regarding <br /> Driveway Lengths and Front yard Setbacks <br /> <br />Community Development Director Trudgeon reviewed that staff is proposing language to the <br />Town Center Zoning District to change the minimum driveway length to 20 feet. The Town <br />Center Zoning District already allows for driveways of 20 feet in length for certain types of <br />units. This amendment would allow the driveways of 20 feet in length for all residential units <br />within the Town Center. Th~ amendment would also have a maximum driveway length of 25 <br />tizet within the Town Center. He advised in addressing the need for guest parking, the 20-foot <br />driveways will still allow for a majority of the vehicles to be'parked in that space.
