connects directly to sidewalks that feed into the residents' units. Also, on the north side of <br />Bunker Lake Boulevard there are sidewalks that come down to the units and onto the public trail. <br />It is not unprecedented to come out a front door and down a short sidewalk to the public trail. <br /> <br />Councihnember Elvig expressed concern with the available parking and with the proposed 20 <br />foot length for the driveways. <br /> <br />Community Development Director Trudgeon replied the 20-foot driveway length would be for <br />the back-to-back units. A 20 foot driveway still provides room for parking vehicles. Parking for <br />larger vehicles will be available on 146th Avenue or the parking nodes. <br /> <br />Mayor Gamec stated he visits a lot of people in townhomes, and every one he has been to has <br />parking units across the street that are not utilized very much. He does not have a lot of concern <br />about thc driveway length, as there would still be double car garages and two parking spots in the <br />driveway. <br /> <br />Councilmember Cook concurred. <br /> <br />Motion by Councilmember Elvig, seconded by Councilmember Jeffrey, to adopt Resolution #05- <br />05-165 to approve the preliminary plat for Symphony at Town Center contingent upon obtaining <br />a variance to the front yard setback, City Code amendments to Town Center driveway lengths, <br />and Anoka County approval of placement of a private sidewalk in the Bunker Lake Boulevard <br />right-ot~way with the maximum greenspace allowed by the County between the private sidewalk <br />and the public trail. <br /> <br />Further discussion: Councilmember Cook suggested the applicant may want to consider a four <br />foot sidewalk, rather than a five foot sidewalk. Councilmember Elvig thanked the developer for <br />all the work put into this plan. Councilmember Pearson noted one of the comments during the <br />Planning and Zoning meeting was regarding why the densities were not a little higher. It was <br />explained that a four-story building would not fit with the idea concept here. There will be four- <br />story buildings closer to the core of Town Center. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Elvig, Jeffrey, Cook, Olson, <br />Pearson, and Strommen. Voting No: None. <br /> <br />Further discussion: Mayor Gamec requested staff to review the density overall in Ramsey Town <br />Center. City Administrator Norman indicated a map that includes densities can be brought to a <br />Council work session. Mayor Gamec asked when construction will begin on this development. <br />Ms. Novak replied Town and Country Homes hopes to begin construction this season. She <br />believes they are preparing to apply for a building permit to begin the model area. <br /> <br />Case #2: <br /> <br />Request for Final Plat Review and Final Site Plan of Ramsey Town Center <br />6th Addition; Case of Ramsey Town Center LLC and D.R. Horton Homes <br /> <br />Community Development Director Trudgeon explained Ramsey Town Center LLC and D.R. <br />Hm~on l Iomes have submitted a final plat and final site plan that shows a total of 77 housing <br />units to be located in the Ramsey Town Center. The preliminary plat and site plan were <br />approved by the City Council on April 26, 2005. The final plat is proposing to resubdivide <br />Outlots A and B, Ramsey Town Center 2nd Addition into 77 townhome units and one outlot.
