She added that each single-family unit will need to adhere to the Town Center <br />Development Guidelines. <br /> <br />Associate Planner Geisler stated the maximum front yard setback from the sidewalk is 20 feet, <br />and the minimum driveway length is 25 feet. She indicated this will result in the need for <br />garages that are setback from the front elevation of the home to meet both of these requirements. <br />She stated the preliminary plat shows a combination of public and private streets. She indicated <br />all of the private streets will be 24 feet wide and meet City standards for length. She stated' the <br />development of the plat will include the construction of the several public streets, including 147th <br />Lane NW extending west from Town Center Gardens, Zeolite Street NW, and Town Center <br />Drive. <br /> <br />Associate Planner Geisler indicated the. Grading and Drainage and Utility Plans have been <br />reviewed. She stated a preliminary list of revisions are listed in the City Staff Review Letter. <br />She indicated Staff is still receiving and reviewing updates to the drainage, grading, street, and <br />utility plans. She stated additional information and revisions may be required once the Staff <br />review is complete. <br /> <br />Associate Planner Geisler stated the proposed Landsc~/ping Plan easily exceeds the minimum <br />planting requirements in City Code. <br /> <br />Associate Planner Geisler advised that the applicant has made several revisions since the Staff <br />report was prepared, and at this time Staff is recommending approval of the preliminary plat and <br />preliminm~' site plan contingent on the conditions in the City Staff Review Letter, and also <br />conversion of Outlot B to a 50-foot public right-of-way. <br /> <br />Greg Voss indicated they are okay with a 50 feet right-of-way.
