She indicated the Town Center Development Guidelines establish a brick enhancement <br />threshold of 35%, and some of the units do not meet that requirement. <br /> <br />Associate Planner Geisler stated the maximum front yard setback from the sidewalk is 20 feet. <br />She indicated all of the units meet the front yard setback requirement with the exception of <br />several ol'the units in Block 6, due to the curved sidewalk. She stated the resolution would be to <br />eithcr make adjustments to building locations, or obtain a variance; She noted that City Code <br />requires 20 foot driveways for row house townhomes, and all units meet this requirement. She <br />indicated there is no additional off-street parking provided within the plat. <br /> <br />Associate Planner Geisler stated the Grading and Drainage and Utility Plans have been reviewed, <br />and the necessary revisions are listed in the City Staff Review Letter. She indicated the proposed <br />Landscaping Plan easily exceeds the minimum planting requirement in City Code. <br /> <br />Associate Planner Geisler advised Staff is recommending that the preliminary plat and <br />preliminary site plan be forwarded to the City Council for their consideration contingent upon <br />compliance with the City Staff Review Letter. <br /> <br />Case #8: <br /> <br />Public Hearing: Request for Prelim[nary Pl~t and Preliminary site Plan <br />Approval of Town Center l0th Addition; Case Of Ramsey Town Center LLC <br /> <br />Presentation <br /> <br />Associate Planner Geisler stated that the City has received a request for preliminary plat and <br />preliminary site plan approval to develop 44 small-lot single-family homes on approximately <br />9.77 acres in Ramsey Town Center l0th Addition. She indicated that as submitted, the <br />prelilninary plat for the l0th Addition has a net density of 6.5 units per acre..She stated the <br />development of the plat will include the construction of Zeolite Street NW and the other three <br />public streets surrounding the plat. She indicated the TC-4a District requires 2 off-street parking <br />spaces lbr each unit, and the double garages and driveways provide 4 off-street parking spaces <br />fbr each unit. <br /> <br />Associate Planner Geisler stated the Grading and Drainage and Utility Plans have been reviewed. <br />She indicated a preliminary list of revisions is listed in the City Staff Review Letter. She stated <br />StalT is still receiving and reviewing updates to the drainage, grading, street, and utility plans, <br />and additional in~brmation and revisions may be required once the Staff review is complete. <br /> <br />Associate Planner Geisler indicated the proposed Landscaping Plan easily exceeds the minimum <br />planting requirements in City Code.
