Dir. <br /> <br />Background: <br /> <br />Frank Yamoutpour is proposing to expand the Sunfish Express facility at the comer of- <br />Sunfish Lake Blvd. (County Road 57) and U.S. Highway 10. The current facility consists <br />of gasoline sales, convenience store, car wash, and Taco Johns (drive-up and interior <br />seating). <br /> <br />The ~bllowing items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Notitication: <br /> <br />Site location map <br />Site plan, floor plan, exterior elevations <br />Exhibit identifying internal traffic patterns <br />City Staff review letter dated June 30, 2005 <br /> <br />Site. Plans are not required to be subjected to public hearings. Notice of the proposed <br />expansion was sent to the owner and tenants of Sunfish Commons, the adjacent retail <br />center to the west of Sunfish Express. <br /> <br />Observations: <br /> <br />Mr. Yamoutpour is proposing to relocate the car wash vacuum island to the north side of <br />the property and expand the principal building by 1,742 square feet to facilitate the <br />addition of a 2-bay oil change service. The subject property is'1.64 acres in size and <br />zoned H-1 Highway 10 Business. The proposed use is permitted in this zoning district. <br /> <br />City Code restricts building coverage to 35% of the lot area; the current 8,583 square foot <br />building equates to a lot coverage of 11.9%. The 1,742 square foot addition increases the <br />lot coverage by 2.4%, for a total lot coverage of 14.4%. The lot coverage is in <br />compliance with the 35% restriction. <br /> <br />The additio'n meets the 10 foot side yard setback on the west side of the building. <br /> <br />City Code requires a total of 48 parking spaces with the additional use.- The site plan <br />identifies 50 parking spaces for services,. The 50 space calculation includes the 2-bay oil <br />change area and the stacking space for 3 vehicles outside the oil change section of the <br />building. <br /> <br /> <br />
