Oliver and <br />Associates and dated June 7, 2005. We offer the following Comments: <br /> <br />General: The submitted sketch plan proposes to plat approximafely 36 acres to create a total of <br />14 single-family lots. The subject property is generally'' located '$n 177 Avenue east of Puma <br />Street. <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Developing Area. <br /> <br />Lot.Area and Width: The current minimum lot size in the R-1 - Rural 'Developing Area is <br />.10,800 square feet, with a maximum of 32,670 square feet. The required lot width is 80 feet (90 <br />feet for corner lots). Several of the propose lots appear to be larger than the maximum permitted <br />lot size. Compliance with lot area and width requirements must be verified on the preliminary <br />plat. <br /> <br />Density: The R-1 Residential - Rural Developing Area allows a gross density of 1 unit per 2.5 <br />acres, or 0.4 units per acre. The sketch plan is showing approximately 0.39 .units per acre. <br />ComPliance must be verified on the preliminary plat. <br /> <br />Tree Preservation plan: The City's Tree Preservation Ordinance applies to your Proposed plat. <br />A Tree Preservation plan must be part of Ce preliminary plat submittal. <br /> <br />Wetlands: A large portion of the property is wetland, which will need to be delineated and <br />encumbered with drainage and utility easements on the preliminary and final plats. The City <br />anticipates adopting a wetland buffer ordinance in spring/summer 2005. Staff is requesting that <br />you give some consideration to implementing a'wetland buffer where applidable throughout the <br />plat. Additionally, the sketch plan is showing wetland filling in several areas of the plat. Any <br />wetland impacts will need to be reviewed and approved by the Lower RuTM River Water <br />Management Organization (LRRWMO). <br /> <br />60 <br /> <br /> <br />
