Board Member Brauer introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION/405-04-090 <br /> <br />RESOLUTION ADOPTING FINDINGS OF FACT/40717 RELATING TO A REQUEST <br />FOR A VARIANCE TO CONSTRUCT AN ACCESSORY STRUCTURE CLOSER TO <br />THE FRONT PROPERTY LINE THAN THE PRINCIPAL STRUCTURE ON A <br />PROPERTY LESS THAN TWO ACRES IN SIZE <br /> <br /> WHEREAS, Jeff & Jill Stevenson, hereinafter referred to as "Applicants," have properly <br />applied for a variance from Section 9.11.02 of the Ramsey City Code to construct an accessory <br />structure closer to the front property line than the principal structure on a property less than two <br />(2) acres in size on the property generally known as 15900 St. Andrews Lane NW and legally <br />described as follows: <br /> <br />Lot 15, Block 1, Northfork St. Andrews Addition, Anoka County, Minnesota <br /> <br />(Subject Property) <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT OF THE <br />CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />That the Board of Adjustment conducted a public hearing pursuant to Section 9.03.07 of the <br />Ramsey City Code on April 7, 2005, and that said public hearing was properly advertised, <br />and that the minutes of said public hearing are hereby incorporated as a part of these findings <br />by reference. <br /> <br />2. That the Subject Property is zoned PUD, Planned Unit Development and is approximately <br /> 1.88 acres (81,748 square feet) in size. <br /> <br />That the Subject Property is bounded by properties to the north, south, and east also zoned <br />PUD, Planned Unit Development (Northfork development) and by the golf course to the <br />west. <br /> <br />That Section 9.11.02 of the Ramsey City Code does not permit the construction of accessory <br />structures closer to the front property line than the principal structure on properties less than <br />two (2) acres in size. <br /> <br />5. That the Subject Property is currently vacant and is considered to be a manufactured walk-out <br /> lot. <br /> <br />That during the initial grading of the development, the lot was graded as such to allow for a <br />walk-out basement, resulting in at least an eight (8) foot vertical drop-off that spans the width <br />of the property approximately 130 feet from the street. <br /> <br />7. <br /> <br />That the proposed principal structure and attached garage on the Subject Property will be <br />located approximately 100 feet from the street, and approximately eighty-three (83) feet from <br />the fi'ont property line. <br /> <br /> <br />
