17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />That a traffic generation analysis for the Subject Property was completed by Bolton and <br />Menk Inc. and said study shows that the additional traffic generated from this <br />development will not degrade the operations of the existing streets and intersections. <br /> <br />That the development of the Subject Property .will result in the elimination of an existing <br />lift station located in the River Pines subdivision and permit more efficient delivery of <br />sanitary sewer services to the vicinity. <br /> <br />That on June 21, 2005, the City began the process to create a Neighborhood Connectivity <br />Program to connect areas that have less than optimal accesses, such as the proposed <br />development of the Subject Property. <br /> <br />That at the preliminary plat public hearing conducted on April 7, 2005, information was <br />presented with would/would not give a reasonable basis on which to deny/approve the <br />proposed preliminary plat. <br /> <br />That the proposed plat does/does not conform to the requirements °fSection 9.20.11 (R-.1 <br />District) and Section 9.20~31 (PUD) of City Code. <br /> <br />22.
