Center LLC <br />4200 Central Ave. N.E. <br />Minneapois, MN 5542 <br /> <br />Re: Final Plat and Final Site Plan Review: Symphony at Town Center <br /> <br />Dear Bruce: <br /> <br />We are in receipt of your final plat and final site plan to. develop a plat within the Ramsey T0i,gn <br />Center for 190 townhouse units (36 back-to-back and 154 row house). The. "Ramsey Town <br />Center 7~h Addition/Symphony At Town Center" submittal consists of the following: Final Plat' <br />and Final Engineering Document Package dated June 24, 2005~ prepared by URS, and Civil <br />Sheets Permit/Bid Issue consisting of 24 sheets dated June 24 2005, prepared by Landform. We <br />offer the following comments: <br /> <br />1. General: The Subject Property is located south of Bunker Lake Blvd., north of East Ramsey <br /> Parkway, on both sides of Rhinestone Street. A total of 20.95 acres are contained within the <br /> proposed plat. The property will be platted into 33 lots for 33 buildings. The two ouflots will <br /> be retained by Ramsey Town Center, LLC for future development. ~ Sheet 1 of the mytars <br /> should be modified to change the signature from City Administrator to. City Clerk. <br /> <br />Zoning/Density: The project area is in the Town Center 4b Sub-District (TC-4b), which <br />allows for residential uses at a net density of up to 15 units per acre. The net density of the <br />plat is 11.6 units per acre. <br /> <br />3. Setbacks: The TC4-b Zoning District requires the following setbacks: <br /> <br />Front yard <br />Side yard <br />Rear yard <br /> <br />0 to 20 feet as measured from building front to edge of sidewalk; <br />None, unless required by building code; <br />None, unless required by building code. <br /> <br />-187- <br /> <br /> <br />
