Final Plat/Final Site Plan Review: Ramsey Town Center 7th Addition'
July 7, 2005

20. Driveway Length/Width: At the time ofp. reliminary plat approval, the TC-4b Zoning Code
requird 25 foot driveways for the back-to-back units. The plat was designed with 20 foot
driveways. Subsequent to the preliminary plat review, City Code was amended to reduce all
driveway requirements to 20 feet. The plat complies with the amended code.

21. Landscaping: The following comments are offered regarding the landscaping:

No trees should be installed within fifteen (15) feet of any hydrant. There appears to be at
least one conflict, on the southeast comer of Sapphire St and East Ramsey Parkway,
which must be resolved (either shifting the trees over or eliminating the single tree).
No trees should be installed within thirty-five (35) feet of the back of curb of any
intersecting street. Conflicts may exist at the following intei'sections:

1. Sapphire St and East Ramsey Parkway
2. Rhinestone Lane and 146th Ave
3. Sapphire Dr and 146t" Ave
4. Uranamite St and 146th Ave
5. Rhinestone St and 146th Ave

A revised plan must be submitted that addresses these two issues.

22.

Ground' Cover/Irrigation: The development is required to establish sod in all areas not
improved ~vith structures or pavement. An irrigation system will need to be provided
throughout the development where sodded and landscaped areas will be established. Any
irrigation systems will need to be reviewed and approved by the City Engineer.

23.

24.

Mailbox Location: The placement of mailboxes for the townhome units should be located
along the private streets when possible. Location of mailbOxes along public streets will need
to be clustered and is.. subject to the review and approval of the Streets Supervisor.

Address Signage: The City will be requiring an address location sign (specifying the units
addresses) to be placed at the entrance of all private streets. The required signage will assist
emergency services in locating a specific unit when called to the site. In order to assist Staff
in revi. ew of the placement of signs and to ensure an orderly look of the site, please revise the
signage and striping plan to show address-signS. The address signage is subject to the review.
and approval of the City Engineer and Police Chief. · It should be noted that signs identifying
the development will require a separate sign permit.

25.

REU Number: The City has enacted a qUarterly drainage utility Charge. The charge for
townhomes is the same as for single familY residences and is currently $6.30/quarter.

-'19'1-
