Final Plat/Final Site Plan Review: Ramsey Town Center 7th Addition <br />July 7, 2005 <br />Page 4 of 6 <br /> <br />15. <br /> <br />Ramsey Town Center Phase I Roadway Improvements, Phase II Roadway <br />Improvements, AUAR Roadway Improvements, Parking Facility Improvements: In <br />accordance with City of Ramsey Resolutions 05-02-065, 05-02-066, 05-02-067 and 05-02- <br />068, assessments for Ramsey Town Center Phase I Roadway Improvements, Phase II <br />Roadway Improvements, AUAR Roadway Improvements, and parking facil!ty improvements <br />shall be payable to the City in a single installment prior to the release of the final plat mylars <br />for recording. Total payment due includes principal plus accrued interest in the amount of <br />6.3% per annum commencing February 22, 2005. The assessments due for Outlot B were <br />satisfied as part.of the closing of the sale of a portion of Outlot B from D.R. Horton to Town <br />& Country Homes. <br /> <br />16. Other Permits. The Developer is responsible for obtaini'ng any and all permits required <br /> from other regulatory agencies. <br /> <br />17. <br /> <br />Townhouse Design/Architectural Standards: The development is proposing two different <br />attached housing styles (row house units and back to back units). Elevations and exteri6r <br />material calculations of the' proposed buildings, identifying .exterior treatment .of materials <br />and color have been provided. The Town Center Development Guidelines establish a brick <br />enhancement ttu:eshold of 35% of the non-glazed area of the front facing wall, unless the <br />building design is enhanced through other means such as covered porch areas, broken roof <br />lines, articular;ed fagade and material or color changes. Neither of the housing styles <br />proposed meeting the brick requirement. The Chateau style does utilize all of the design <br />alternatives recommended in lieu of brick. The Hometown product has been modified per <br />the recommendations of the staff and Planning Commission to include additional dormers on <br />the roof line. The minimum/maximum building height in this district is 2-4 stories. Ail of <br />the dwelling units are 2 stories and comply with the height requirements. <br /> <br />18.'T°wnhouse size: City Code requires townhouse units to be a certain size based on the <br /> number of bedrooms the unit will have: <br /> <br />1 bedroom 700 square feet <br />.2.. bedroom 800 squ_are feet <br />3 bedroom- 960 square fee~ <br /> <br />Ali of the housing styles are either 2 or 3 bedrooms and the finished floor areas range from <br />1,233 to t,824 square feet, which significantly exceeds City Code. <br /> <br />19. <br /> <br />Off-Street Parking Requirements: The TC-4 District requires 2 off-street parking spaces <br />/:'or each unit; this requirement is exceeded with the 2-car garages and 20 foot wide <br />driveways. Some parking is allowed on public streets, however, this may not be adequate for <br />overflow parking. There are approximately 58 overflow parking spaces provided among the <br />3 blocks. <br /> <br />-190- <br /> <br /> <br />
