Final Plat/Final Site Plan Review: Ramsey Town Center 7th Addition <br />July 7, 2005 <br />Page 3 of 6 <br /> <br />7, <br /> <br />11. <br /> <br />12. <br /> <br />I3. <br /> <br />14. <br /> <br />Grading and Drainage: Staff has received a grading and drainage plan for the development. <br />Comments will be provided in a separate document prior to the City Council meeting on July <br />12, 2005. <br /> <br />Utilities: This subdivision will be served by sanitary sewer and city water services that will <br />be extended into the development. Sheet specific comments will be provided in a separate <br />document. <br /> <br />Tree Preservation. A tree preservation plan is not required as the site is void of trees. <br /> <br />Sidewalks. The sidewalk plan complies with City policy for the installation of sidewalks on <br />both sides of the street for State, County and MSA roads,' and along one sid.e of the street for <br />local through streets. Basically, the perimeter of all. 3 blocks will have sidewalks, either as an <br />interior improvement within the plat or as a part of the Town Center trail system. <br />Additionally, the site plan 'proposes connections between the interior sidewalks and the Town <br />Center trail system in accordance with the recommendations of the Planning-Commission and <br />City Council on May 19 and June 23, 2005, respectively. . .. <br /> <br />Park Dedication/Trail Development: <br />and the Master Developer have negotiated..a Park and Trail Dedication Agreement. <br />accordance with the Park and Trail Dedicktion Agreement, there are no park dedication <br />trail development fees owed on this plat. However, there is a park payment obligation <br />the Master Development Agreement that requires a cash payment, to the City, upon sale <br />the property in an amount equal to 750 times the number of, eligible units' on the property in <br />accordance with the zoning regulations. The amount due to the City will be credited in an <br />amount.equal to 49 units as a result of payment received by the City as part of the closing of <br />the sale of a portion of Outlot B from D.R. Regional road improvements to facilitate the whole Ramsey Town Center <br />development have been agreed upon and have already begun construction. This proposed <br />development does not generate more traffic than was anticipated. <br /> <br />Stormwater Trunk Fees: The 2005 Stormwater Trunk Fee is $384.00 per unit. This fee <br />will need to be paid prior to the release of the final plat mylars. The fee in place at the time of <br />the plat being recorded is the one that will be charged. <br /> <br />Sewer and Water Trunk Fees: The 2005 Sewer and Water Trunk fees are $2,962.00 per <br />unit. These fees will need to be paid prior to the release of the final plat mylars.
