The specifications must be updated to include bidding and contract information. A master coordinate system with marker discs and a map has been established for the Ramsey Town Center Project. All coordinate systems on plans submitted must be aligned with the master coordinate system and the notes must be included on the plan regarding this system. Ties to the established system must be included in the plan set. Detail number and page references need to be updated throughout the plan set. The following comments generally are grouped around specific pages and are in order. The rock construction entrances must be replaced with this note on the erosion control and sWPpp plans "Daily sweeping is required during active construction and as required by the City." Specify the location of the riser standpipe. The grading Plan slopes in the parking area do not. match the grades shown on the profile for the parking lot. Staff review of the literature available on porous pavements indicates they perform best when laid with minimal slope. The proposed grades on the parking lot exceed 2.6%. Please review the parking lot grades to see if they can be flattened. The vertical curve at station 13+20 must be increased to 20x the algebraic difference of the tangents. Spot elevations must. be provided for the Playground and Pavillion plan. The wall plan does give elevations, however the proposed wall grades must be shown in context with the surrounding features also. -304-
