Phase 2: Core Area Master Site Plan Phase <br /> <br />Based on information gathered during the predevelopment phase, D JR will commence <br />development of a Core Area Master Plan with concept building plan for fitness center and <br />options for your review. We anticipate several internal meetings with the city and <br />development team to review.issues and options prior to any public presentations. We will <br />engage geotechnical, structural and civil consultants to assist us in key areas as needed. <br />The resulting master plan will provide the basis for the preliminary building <br />footprint/location. <br /> <br />Deliverables: · Rendered and labeled core area master site plan <br /> · Rendered image/aerial perspective focusing on site relationships <br /> · Presentation in Power' Point for public meetings. <br /> <br />Fee: <br />Allowance for Consultants: <br /> <br />$42,800.00 <br />$16,000.00 <br /> <br />Fee Recap <br />Architecture <br /> <br />Consultant Allowance * <br /> <br />Phase 1 $10,300.00 <br />Phase 2 $ 42,800.00 <br />(estimate) $16,000.00 <br /> <br />Total fees <br /> <br />$ 69,100.00 <br /> <br />The consultant allowance included with this fee proposal is based on assumptions from similar <br />projects worked on by this office. A request for proposal will be issued at the appropriate time <br />during the process and a selection made with your review and comment. <br /> <br />Conditions <br />· A registered digital survey of the property will be needed to proceed with this work. <br /> <br /> This <br />survey should extend to the opposite side of the adjacent streets including locations of planned <br />neighboring structures. <br />Expenses such as printing, travel (.405/mile), deliveries, etc. are not included with these fees <br />and will be invoiced at 1.1 times our direct'cost. - '- <br />Work completed will be invoiced on a monthly basis with payment due in 30 days. <br /> <br />Our standard hourly rates are as follows: <br /> Principal <br /> Project Manager <br /> Project Architect <br /> Graduate Architect <br /> <br />$165.00/hour <br />$125.00/hour <br />. $100.00/hour <br />$ 80.00/hour <br /> <br />Thank you again for giving D JR Architecture, Inc. the opportunity to present this proposal and to <br />assist you with this development.
