DEVELOPMENT REPORT <br />Your Source for Development News in Ramsey <br />Projects noted below are in various approval stages. <br />City approval does not guarantee that a project will begin <br />construction. Ultimately, the developer must make the <br />final decision to begin construction. For more information <br />on any of these projects, please contact us at planning@ <br />cityoframsey.com or 763-433-9821. <br />Commercial and Industrial Projects <br />Bunker Lake Industrial Park Buildirlg 4. The City <br />Council has approved a 75,000 sq. ft. manufacturing ware- <br />house along Bunker Lake Boulevard, west of Armstrong <br />Boulevard. This is the fourth building in the newer Bun- <br />ker Lake Industrial Park. Preliminary grading has already <br />begun, with full construction expected to start later this <br />summer. <br />Gigi's Salon. The City Council has approved a new fa- <br />cility for Gigi's Salon on Sunwood Drive in The COR. The <br />developer has finalized construction plans and is working <br />on securing financing for the project. Construction is ex- <br />pected to start later this year. This project is made possible <br />through the sale of City -owned property in The COR. <br />Oppidan Industrial. The Planning Commission <br />reviewed an application for three new industrial buildings <br />on the north side of Bunker Lake Boulevard, next to the <br />new Delta ModTech facility. This project would bring over <br />200,000 square feet of new industrial growth and likely <br />bring hundreds of new jobs to the community. <br />O'Reilly's Auto Parts. The City Council has approved <br />this new retail space near the intersection of Sunwood <br />Drive and Ramsey Boulevard, next to Casey's General <br />Store. The developer is working on completing construc- <br />tion plans and construction is anticipated to begin later <br />this year. This project is also made possible through the <br />sale of City -owned property in The COR. <br />Storyteller Cafe. The City Council has given contin- <br />gent approval to this mixed use development in The COR <br />along Sunwood Drive with a proposed cafe at street -level <br />and two residential units on the second level. The devel- <br />oper is finalizing layout and construction plans for the <br />project. This project is also made possible through the sale <br />of City -owned property in The COR. <br />Residential Projects <br />Northfork Meadows. The City Council has granted <br />preliminary approval of this 88-lot single-family neigh- <br />borhood. Construction is expected to break ground later <br />this year at the southeast intersection of Alpine Drive and <br />Puma Street. The developer is working on final grading <br />and stormwater plans, but is expected to begin work in <br />early summer. <br />Preserve at Northfork Phase 2. BK Land Develop- <br />ment began construction on a new detached single-family <br />neighborhood next to The Links at Northfork at the end <br />of 2019 and into 2020. Sales of new homes supported <br />completing the second and final phase in 2021. The City <br />Council has approved this second and final phase and <br />construction is expected to begin this summer. <br />Ramsey Villas North. This 3-lot single-family subdivi- <br />sion is located just north of Xkimo Street and east of Saint <br />Francis Blvd. The developer recendy completed grading <br />the site and extending utilities to serve these new homes. <br />Home construction is expected to begin this year. <br />Riverstone. This 250+/- new single-family neighbor- <br />hood by Capstone Homes is nearing completion. The City <br />Council recendy approved the fifth and final phase of this <br />development. It is expected that all available lots will be <br />completed in the next two to three years. <br />Capstone Homes then turns their attention to a new, <br />similar project on the south side of Highway 10 east of <br />Bowers Drive. The City Council has given preliminary <br />approval to over 200 new single-family homes that also <br />preserves seven acres of high -quality forest and brings new <br />park and recreation opportunities to the south side of <br />Highway 10. The project has paused before seeking final <br />approvals while the City explores funding opportunities <br />to preserve part of the existing forest as well as a needed <br />extension of Riverdale Drive between Armstrong Boule- <br />vard and Bowers Drive. <br />Ramsey Resident • July/August2021 <br />3 <br />
