CASE # <br /> <br />REQUI~ST TO REZONE PROPERTY FROM R-1 SINGLE FAMILY RESIDENTIAL <br />TO PLANNED UNIT DEVELOPMENT; <br /> CASE OF NATIONAL GROWTH <br /> By: Patrick Trudgeon, AICP, Community Dev. elopment Director <br /> <br />Background: <br /> <br />N~ttional Growth LLC has applied for a rezoning to Planned Unit Development (PUD) for the <br />property located north of Potassium Street and south of 157th Lane. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site Location Map <br />b) Preliminary Plat <br />c) Planning Commission meeting minutes dated April 7, 2005 <br />d) Findings of Fact to deny (drafted by Planning Commission) <br />e) City Council Findings of Fact <br />f) Proposed Ordinance <br /> <br />Notification: <br /> <br />Property owners located within 700 feet were notified of the proposed rezoning. State law <br />requires that the City notify property owners within 350 feet be notified. <br /> <br />Obserwttions: <br /> <br />The property is 10 acres in size, zoned R-1 Single Family Residential, and located within the <br />City's Metropolitan Urban Service Area (MUSA). The applicant submitted a preliminary plat <br />and site plan that is proposing to develop 23 single unit detached townhomes. The City of <br />Ramsey Comprehensive Plan designates-this area for low density residential development not to <br />exceed a net density of 3 units per acre or up to 4 units per net acre with the utilization of <br />townhomcs and processed as a Planned Unit Development (PUD). The net density of the <br />proposed subdivision is 3.3 units per acre. <br /> <br />'l'he applicant is requesting a PUD zoning in order to appropriately accommodate development <br />along thc wetlands and to utilize detached townhomes on the subject property. <br /> <br />The ['bllowing is a listing of deviations from City Code that the applicant is requesting to be <br />considered as pall of the PUD request. <br /> <br />5'mai~er lo! xizes. Current regulations require single family lots to be at least 10,800 square <br />l:ect in size.
