We offer the following comments: <br /> <br />1. General. The preliminary plat is proposing to develop property located north of Potassium Street and south <br /> of 157th Lane. <br /> <br />Zoning. The subject property is zoned R-1 Single Family. City Code states that in the R-1 district, <br />townhomes are permitted at a density not to exceed 4 units per acre if a Planned Unit Development (PUD) is <br />processed. The PUD section in City Code outlines criteria and objectives for the Planning Commission and <br />City Council to consider when reviewing proposed PUD subdivisions. <br /> <br />Density. The R-1 District states that density is allowed up to 3 units per acre, or 4 units per acre through the <br />PUD process. The preliminary plat is proposing to plat 23 detached townhouse units on 10 acres for a net <br />density of 3.3 units per acre. <br /> <br />4. Platting. The residential development is proposing 23 single t/nit detached townhouse developments. <br /> <br />Lot Standards. Upon approval of the requested rezoning to PUD, deviations from City Code requirements <br />are permitted.
