The R-1 district permits townhomes through the PUD process. City Code requires each <br />town house unit to be a certain size based on the number of bedrooms the unit will contain. <br /> <br />1 bedroom 700 square feet <br />2 bedroom 800 square feet <br />3 bedroom 960 square feet <br /> <br />The proposed townhouses sizes will be approximately 3,324 square feet in size. <br /> <br />Open Space. The PUD ordinance stipulates that developments processed as a PUD should provide either <br />20% public open space (only 50% credit is allowed for wetlands) or 50% private'open space (which includes <br />yard space, street boulevards, and other private common areas). Applying the private open space <br />requirement, the proposed development would need to provide a minimum of 5 acres of private open space. <br />[t would seem appropriate to only credit 50% for the wetlands when calculating private open space area. The <br />prelinfinary plat is providing a total of 5.91 acres of open space, which equates to 59%. <br /> <br />Access and Streets. The development is proposing access from Potassium Street. Potassium Street is <br />unimproved. Construction is. proposed as part .of this project and the adjacent proposed Shade Tree Cottages <br />development. <br /> <br />'l'his development is providing one public cul-de-sac street through the development. The public street is <br />1,005 l~eet in length. City Code restricts cul-de-sacs to 600 feet in length. The development is being <br />pro~zessed as a PUD and deviations are permitted. The options for reducing the length of the cul-de-sac are <br />limited as I'uture street connections were not provided when the development to the north was platted and <br />much o~' the southern boundary of this property is covered by 'wetlands. <br /> <br /> <br />
