The proposed plat consists of one sheet dated <br />July 21, 2005. We offer the following comments: <br /> <br />General: Sunfish Lake Business Park 3rd Addition is a replat of Lot 1, Block 2, Sunfish Lake <br />Business Park into 3 lots and an outlot. The property is located south of Sunwood Drive N.W., <br />west of Sunfish Lake Blvd. and east of Azurite Street N.W. In accordance with the sketch plan, <br />the final plat is proposing to create two additional buildable lots, for a total of three buildable <br />lots. The purpose of the replat is to create additional 2 to 4 acre lots in the City of Ramsey to <br />meet development requests and demand. <br /> <br />Zoning: The property is zoned E-1 Employment. <br /> <br />Lot Sizes and Dimensions: All three lots exceed the one-acre minimum lot size requirement <br />and thc 200-foot lot width requirement.-' - <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan will be required with each <br />site plan submitted for the development of the lots. <br /> <br />Streets: Lots 1 and 2 will receive access from Azurite Street. Lot 3 is adjacent to Sunfish Lake <br />Blvd. and all right-of-access is appropriately be dedicated to the County. That leaves Lot 3 with <br />no current public access. However, Outlot A, in combination with an easement the City <br />previ'ously received from Waltek to the south, will provide for the future extension of 144th <br />Avenue N.W., west of Sunfish Lake Blvd. Development of Lot 3 cannot happen without the <br />cxtcnsion and construction of 144th Avenue NiW. <br /> <br /> <br />
