REQUEST FOR SITE PLAN REVIEW FOR AN EXPANSION <br />AT TJ ASSOCIATES PRINTING; <br /> CASE OF DANIEL AND CHERLYN STEWART; <br /> By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />TJ and Associates Printing is proposing to expand their existing facility on 140th Court <br />west of Sunfish Lake Blvd. The current facility consists of office, manufacturing, and <br />warehouse space. <br /> <br />The tbllowing items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />g) <br />h) <br /> <br />Site location map <br />Site plan <br />Grading plan <br />Landscaping plan <br />Building elevations <br />Draft Planning Commission meeting minutes dated July 7, 2005 <br />City Staff review letter dated July 1, 2005, revised July 22, 2005 <br />Proposed Development Permit <br /> <br />Notificatio[]: <br /> <br />Site Plans are not required to be subjected to public hearings. <br /> <br />Observations: <br /> <br />The proposed addition would add an additional 10,030 square feet of warehouse space to <br />the existing 14,542-square-foot building. The subject propertyis 1.7 acres in size and is <br />located in the E~ I Employment District. Manufacturing/warehouse uses are permitted in <br />this zoning district. <br /> <br />With the addition, total building coverage on the site will increase to 24,572 square feet <br />or 33%; lot coverage of 45% is permitted by City Code. The addition meets the 35-foot <br />rear and 20-foot side yard setback requirements. <br /> <br />City Code requires a total of 43 parking spaces as a result of the proposed expansion. The <br />site plan identifies 38 parking spaces, including 14 proof-of-parking spaces that the <br />applicant recently striped. When the existing building was constructed, a total of 38 <br />spaces were required. It may be difficult to find space for'the additional 5 parking spaces <br />required by City Code. The Planning Commission and staff are of the opinion that the <br />additional 5 parking spaces are not necessary for the expansion. <br /> <br /> <br />
