The subject propertyis 1.7 acres in size and is <br />located in the E~ I Employment District. Manufacturing/warehouse uses are permitted in <br />this zoning district. <br /> <br />With the addition, total building coverage on the site will increase to 24,572 square feet <br />or 33%; lot coverage of 45% is permitted by City Code. The addition meets the 35-foot <br />rear and 20-foot side yard setback requirements. <br /> <br />City Code requires a total of 43 parking spaces as a result of the proposed expansion. The <br />site plan identifies 38 parking spaces, including 14 proof-of-parking spaces that the <br />applicant recently striped. When the existing building was constructed, a total of 38 <br />spaces were required. It may be difficult to find space for'the additional 5 parking spaces <br />required by City Code. The Planning Commission and staff are of the opinion that the <br />additional 5 parking spaces are not necessary for the expansion. <br /> <br /> <br />
