We are also in receipt of a Grading, Drainage, Erosion Contr61, <br />and Utility Plan prepared by Plowe Engineering, dated July 17, 2005. We offer the follow/ng <br />comments: <br /> <br />General: The Site plan is proposing to develop a 10,030 square foot building addition onto an <br />existing 14,542 square foot manufacturing and office/warehouse facility. The property is 1.7 <br />acres in size and is generally located on 140t~ Court west of Sun_tSsh Lake Blvd. <br /> <br />Zoning: The site is currently zoned E- 1 Employment; office, warehousing and manufacturing <br />fkcilitics are a permitted use in this zoning district. <br /> <br />Lot Coverage: The site plan is proposing a total building footprint of 24,572 square feet, which <br />equates to a building coverage of 33%; coverage of 45% is permitted by City Code. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 50% of the gross floor space of the <br />principal use. The site plan is not proposing any accessory uses. <br /> <br />Utilities: The property is currently serviced by City sewer and water. <br /> <br />Setbacks: City Code establishes a 35 front, 35 rear yard, a 20 foot side yard, and a 20 foot <br />parking/~naneuvering area setback in the E-1 District. The proposed addition meets these setback <br />requirements. <br /> <br />Landscaping: City Code required one (1) additional tree for every 1,000 square feet of building <br />expansion. The proposed expansion is roughly 10,000 square feet, which would require ten (10) <br /> <br /> <br />
