Considering the existing landscaping on site and that the property to the north <br />has rather heavy vegetation along the common property line, it is Staff's opinion that ten (10) <br />new trees are not reasonable. <br /> <br />The landscaping plan, dated June 6, 2005, includes four (4) evergreens and five (5) shrubs.' <br />Specific species are not indicated in the planting schedule; however, a group of species for both <br />trees and shrubs is included and all choices listed are either acceptable or preferred as outlined in <br />the Ramsey Tree Book. Coniferous trees must be six (6) feet in height and shrubs should have <br />either a spread of two (2) feet or be at least two (2) feet in height, depending on the individual <br />species growing characteristics. <br /> <br />Overall, the landscaping plan is generally acceptable. <br /> <br />Ground Cover: All landscaped areas must be sodded and irrigated per City Code. <br /> <br />Architectural Standards: City Code restricts building height to 65 feet and exterior wall <br />~inishes to natural or prefabricated brick or stone or pre-cast concrete panels or some other <br />material approved by City Council. The building addition will consist ofrockface conc?ete block <br />that will match the existing building. The building addition is proposed to be 24.5 feet in height, <br />also matching the existing building. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. An enclosed trash' receptacle already exists on the <br />site. <br /> <br />Access: The property currently gains access from 140th Court'off of Sunfish Lake Blvd; no new <br />accesses are proposed. <br /> <br />Off-Street Parking - Spaces Required: City Code requires 1 parking space for each 300 square <br />feet of' office floor area and 1 parking space for each '1,000 square feet of <br />manufacturing/warehouse area. With the proposed building addition, the site will need a total of <br />43 parking spaces. A total of 38 spaces are shown on the proposed site plan, including 14 proof- <br />o~parking spaces. When the existing building was constructed, 38 spaces were required. <br /> <br />At their July 7m meeting, the Planning Commission recommended that the site plan be approved <br />without the additional 5 parking spaces. Additionally, staff understands that you have striped the <br />remaining 14 parking spaces on the east side of the site. ' <br /> <br />Off Street Parking - Design: In accordance with City Code, all parking and maneUVering areas <br />must be surfaced with bituminous and the perimeter of all pavement must be finished with B6/12 <br />concrete curbing. <br /> <br />Drainage and Grading: A preliminary grading and drainage plan has' been prepared for this site <br />by Plowe Engineering dated July 17, 2005'. The existing building is served by storm sewer which <br /> <br /> <br />
