By: <br /> <br /> REQUEST FOR FINAL PLAT'APPROVAL OF <br /> RAMSEY MEADOWS 5TM ADDITION; <br /> CASE OF TMH DEVELOPMENT <br />Patrick Trudgeon, AICP, Community Development Director <br /> <br />Background: <br /> <br />TMkl Development applied for a final plat to create 7 single-family urban lots and one outlot on <br />an existing tnetes and bounds parcel generally located west of 149th Lane and south of 151st <br />Avenue. The preliminary plat for this development was approved by the City Council on June <br />l 4, 2005 <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Final Plat <br />c) City Council Meeting Minutes dated June 14, 2005 <br />d) City Staff review letter dated July 22, 2005 <br />e) Proposed Development Agreement <br />t) Px'oposed resolution for final plat approval: <br /> <br />Notification: <br /> <br />In accordance with State Statute and City Code residents within 700 feet were notified of the <br />preliminary pint. <br /> <br />Observations: <br /> <br />Thc subject property is 4.23 acres in size and is surrounded by acreage lots that are serviced by <br />on site septic and well systems as well as properties that are served by City sewer and water. The <br />final plat is proposing to create 7 new single 'family lots for a net density of 2.21 units per acre. <br /> <br />All thc proposed lots meet urban single-family standards for lot width and lot size. The lots will <br />be subject to a 30 foot front yard, 30 foot rear yard, and a 6 and 10 foot side yard setback, when <br />determining placement of the future house pads. At the time of the preliminary plat, Staff <br />requested that the developer provide supporting information verifying that setbacks can be met, <br />especially tbr Lots l, 2, and 3. The applicant has shown potential house pads that will meet the <br />required setbacks. Staff would note special attention will need to be paid to Lot 1 since there are <br />very lkw house pad locations that can be utilized. Staff will verify that all setbacks will be met as <br />part of the building permit review process. <br /> <br />q'he lots will gain access from 149th Lane, an existing public street. <br /> <br />The landscape plan is generally acceptable subject to the comments contained in the City Staff <br />Review Letter. <br /> <br />The grading and drainage is acceptable. The utility plan will need to be revised in accordance <br />with thc comments outlined in the Staff Review Letter. <br /> <br /> <br />
