The
final plat is proposing to create 7 new single 'family lots for a net density of 2.21 units per acre.

All thc proposed lots meet urban single-family standards for lot width and lot size. The lots will
be subject to a 30 foot front yard, 30 foot rear yard, and a 6 and 10 foot side yard setback, when
determining placement of the future house pads. At the time of the preliminary plat, Staff
requested that the developer provide supporting information verifying that setbacks can be met,
especially tbr Lots l, 2, and 3. The applicant has shown potential house pads that will meet the
required setbacks. Staff would note special attention will need to be paid to Lot 1 since there are
very lkw house pad locations that can be utilized. Staff will verify that all setbacks will be met as
part of the building permit review process.

q'he lots will gain access from 149th Lane, an existing public street.

The landscape plan is generally acceptable subject to the comments contained in the City Staff
Review Letter.

The grading and drainage is acceptable.
