Review <br /> 22, 2005 <br /> <br />Setbacks: All the proposed lots meet urban single-family standards for lot width and lot size. <br />The lots will be subject to a 30 foot front yard, 30 foot rear yard, and a 6 and' i0 foot side yard <br />setback, when determining'placement of the future house pads. At the time of the preliminary <br />plat, Staff' requested that the developer provide supporting information verifying that setbacks <br />can be met, especially for Lots 1, 2, and 3. You have shown potential house pads that will meet <br />the required setbacks. Staff would note special attention.will need to be paid to Lot 1 since there <br />are very few house pad locations that can be utilized. Staff will verify that all setbacks will be <br />met as part of the building permit review process. <br /> <br />Landscape Plan: The landscaping plan is generally acceptable. However, as directed as part of <br />the preliminary plat review, a revised 'plan must be submitted that includes a more detailed <br />planting schedule and the planting specifications. Please revise the landscaping plan as follows: <br /> <br />· The planting schedule must include the Latin name of each species and cultivar if <br />applicable as well as size (minimum of one [1 ] inch caliper for deciduous trees and five <br />[5] ~eet in height for coniferous trees) and root stock. .. <br />· Planting specifications should be included with the landscaping plan. <br /> <br />Wetlands: A portion of the property is wetland. It is the City's understanding that a WMO <br />permit has been applied fbr and approved. Any conditions of that approval will need to be met <br />and plans changed in accordance to complying with the WMO permit. <br /> <br />Drainage and Grading Plan: Grading and drainage plans have been provided and the issues <br />raised in the preliminary plat review have been resolved. <br /> <br />Access to Lots: Access to the lots is proposed from 149th Lane, a public street. <br /> <br />Utilities: All lots are proposed to be served by municipal sewer and water. Existing services will <br />be utilized when they fall within the lot lines, Please address these specific comments: <br /> · Open cutting of street for installation of utility services must be coordinated with City.of <br /> Ramsey. Limits of bituminous removal must be shown on plan. Services 'must be <br /> inspected by City prior to backfilling. Street must be paved within 3 days of excavation. <br /> · City standard details for water and sewer services must be added to the'plan set. <br /> <br />Park Dedication: The Park and Recreation Commission has determined that a park dedication <br />f~e will be charged for the subdivision. The 2005 rate is $2200 per lot, which equates to $15,400. <br />The park dedication fees will be required to be paid to the City prior to the release of the final <br />plat fbr recording. <br /> <br />Trail Fee: ]'he plat will be subject to Trail Fees.and they must be paid prior to release of the final <br />plat for recording. The 2005 rate is $550 per lot, which equates to $3,850.00 due to satisfy trail <br />development fees. <br /> <br /> <br />
