We offer the following comments: <br /> <br />General: The submitted major subdivision proposes to plat approximately 58 acre.:s to create a <br />total of 92 urban single family lots. The subject property is generally located on Highway 47 at <br />160th I~ane. There are four existing homes on the property that will be removed. <br /> <br />Zon in g: The prope~x~y is zoned R-1 Residential. The development of the property with municipal <br />sewer and water requires a Comprehensive Plan Amendment, which was approved by the City <br />Council on June 28, 2005. Staff has sent the Amendment to the Metropolitan Council for their <br />review and approval. <br /> <br />Lot RCtluiremei~ts: All proposed lots meet R-1 Residential standards for lot width and area. <br /> <br />I)cnsity: The R-1 Residential regulations for the MUSA area allow a net density of 3 units per <br />acre. Thc preliminary plat is showing a net density (not including wetlands) of 2.03 units per <br />;tcl~c. <br /> <br />Lan~lscaping Plan: The landscaping plan, submitted on July 5, 2005, is generally acceptable <br />with thc following comments: <br /> · l,andscape details for the berms along Highway 47 will need to be reviewed by City Staff. <br /> · While a number of existing spruce and pine trees are slated to be transplanted from w/thin <br /> thc site, their final locales are not shown. Staffwould like to reiterate that this presents a <br /> great opportunity to utilize at least some of those trees for buffering along Highway 47. <br /> <br />Tree l'rcservation: A tree preservation plan has been submitted that outlines the areas to be <br />preserved during initial grading and road construction.
