Staff offers the following comments to the submi~ed <br />construction plans: <br /> ]. Addfffonal hydrants and valves should be added to the 16-inch wate~ain. <br /> 3. Valves need to be clustered as shown on the Ci~ detail WAT-5 <br /> 4. The fore,main should be raised or lowered on 160th Lane to avoid conflicts with sanga~ <br /> sewer laterals. <br /> 5. Th.c profile of the 16-inch wate~ain should include the adjacent and crossing sto~ <br /> s~wer. It is anticipated that insulation will need to be added be~een the wate~ain and <br /> storm sewer at station 110+00. <br /> 6. The lift station will discharge t~ough a forcemain into the gaviW sewer located at the <br /> intersection of TH 47 and 156th Lane. In mm t~s Maviw system flows to the lie station <br /> locat~d near 155th Lane b~tween ~pton and Ju~te Streets. That lift station discharges <br /> to the graviW sani~ sewer located east of the Alp~e Drive 'medical clinic. An <br /> engineering analysis of this system must confirm the adequacy of sewer capacities. <br /> 7. All storm sewer pipe shall be reinforced concrete pipe. <br /> <br />Park Dedication and Trails: The preliminary plat was reviewed by the Park and Recreation <br />Commission at their June 9, 2005 meeting, and recommended a cash payment to satisfy park and <br />trail fees for the site. A trail is shown on the east side of Highway 47 up to 160th Lane where it <br />turns back into the plat, and returns to Highway 47 at the northern boundary of the plat. This <br />alignment was acceptable to the Park and Recreation Commission. Some revisions are required <br />to the plat subnfittal to bring the trail completely to the northern property boundary. City trail <br />policy requires a 1 O-foot trail. <br /> <br />The Commission also recommended that an east-west easement be obtained to provide for a trail <br />connection to the east. There is a large wetland on the eastern side of the plat that makes such a <br />connection difficult. As a result of the Park Commission meeting, the City Council authorized <br />staffto begin the design process to construct a below-grade crossing of Highway 47 at the <br />no~hcrn portion of your plat. Staff will be working with you to coordinate grading and other site <br />work with this project. <br /> <br />For park dedication fees, a total of $202,400.00 ($2,200.00 X 92 lots) is required prior to release <br />of the final plat for recording. For Trail Fees, a total of $50,600.00, ($550.00 X 92 lots) must be <br />paid prior to release of the final plat for recording. <br /> <br />Sanitary Sewer and Water Trunk Fees: The City has established a sanitary sewer and water <br />trunk Jbe that must be paid prior to release of the final plat for recording. A total of $272,504.00 <br />($2,962.00 X 92 lots) <br /> <br /> <br />
