REQUEST FOR FINAL PLAT AND FINAL SITE PLAN APPROVAL OF <br />RAMSEY TOWN CENTER 9TI~ ADDITION; <br /> CASE OF RAMSEY TOWN CENTER LLC <br /> By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />gamsey Town Center, LLC has submitted a final plat and site plan to develop 90 townhome units on <br />approxiJnatcly 7.78 acres in Ramsey Town Center Addition. This district <br />allows for a mix of residential uses at a net density up to 10 units per acre. As submitted, the final plat <br />~br the 9th Addition has a net density of 11.56 units per acre. The overall site (including the 8th, 9th, and <br />l0th Additions) has a net density of 4.75 units per acre (not including the park or outlot). The City <br />(~'ouncil approved a Comprehensive Plan Amendment to change the land use designation on this <br />property fi:om Low- and Medium-Density Residential on June 28, 2005; Staff has sent the Amendment <br />to thc Metropolitan Council for review and approval. <br /> <br />The development is proposing one townhouse style (row house units). Color elevations have been <br />submitted to the City. The Town Center Development Guidelines establish a brick enhancement <br />threshold of 35% of the non-glazed area of the front facing wall, unless the building design is enhanced <br />through other means such as covered porch areas, broken roof lines, articulated fagade and material or <br />color changes. The applicant has submitted documentation indicating that the front facing wall of the <br />buildings will have 26.3% brick. It is Staff's understanding that there will be some color variation <br />between the buildings, but color information has only been submitted for one building. The <br /> <br /> <br />
