The submittal consists of 47 sheets prepared by URS, <br />dated July 8, 2005. We offer the following comments: <br /> <br />General: The Subject Property is located north of Bunk&r Lake Blvd. and west of the <br />extension of Town Center Drive. A total of 7.78 acres are contained within the proposed plat. <br />The development consists of 90 townhome units. <br /> <br />Zoning/Density: The project area is located in the TC-4 Neighborhood District, which is <br />intended to include a full range of housing types. The District allows for residential uses at a <br />~mt density of up to 10 units per acre. The Preliminary Site Plan indicates a net density of <br />11.56 units per acre. ~ <br /> <br />It should be noted that a Comprehensive Plan Amendment is required to change the subject <br />property's land use designation from a combination of Low Density Residential and Medium <br />Density Residential to Mixed Use, to complement the remainder of the Town Center site. The <br />City Council granted approval to the Comprehensive Plan Amendment request at their June <br />28, 2005 meeting. Staffhas sent the Amendment to the Metropolitan Council for their review <br />and approval. <br /> <br />Lots: The preliminary plat is proposing to resubdivide portions of Outlots A, B, C} D,' and E <br />of-Ramsey Town Center Addition into 15 lots and 3 outlots. It appears that all units will be <br />platted through the CIC process; this should be coordinated with the building division to <br />ensure that the buildings and platting coaform to the building code. <br /> <br /> <br />
