The developers should coordinate plans to <br /> maximize efficient use of both properties. <br /> <br />4. Setbacks: The TC4-a Zoning District requires the following setbacks: <br /> <br />Front yard <br />Side yard <br />Rear yard <br /> <br />0 to 20 feet as measured from building front to edge of sidewalk; <br />None, unless required by building code; <br />None, unless required by building code. <br /> <br />On Jtme 28, 2005 the City Council adopted revisions to the Town Center zoning district <br />which will allow a maximum 25-foot front yard setback. All of the proposed units meet the <br />front yard setback requirement with the exception of several of the units in Block 2, Lot 1, <br />though the majority of the building is within 25 feet of the sidewalk or the future right-of-way <br />of Town Center Drive. A sidewalk will need to be provided within 25 feet of these units or a <br />variance will need to be obtained prior to the City issuing building permits for these units. <br /> <br />Similarly, the units that front the park on the west side of the plat must also be within 25 feet <br />..~f a sidewalk or trial. There has been discussion of locating a trail in the~-~ront Sf-these units; <br />the trail will need to be within 25 feet to avoid the need for a setback variance in this <br /> <br />location. <br /> <br />Public Streets: Town Center Drive will be 'constructed in the south east comer of the <br />property as part of Ramsey ToWn Center 8th Addition. Comments on Town Center Drive are <br />contained in the Staff review letter for that addition. The streets shown in the 9th Addition are <br />proposed as private. The proposed plat does not provide public access to North Park which is <br />directly west of this project. Public access to the east side of the park is desirable. A trail <br />must be provided along the west property line. This will provide public access and delineate <br />the limits of the development. <br /> <br />6. Private Streets: The table below indicates City Code requirements for private street lengths: <br /> <br /> Maxi~num private street length without a <br /> turnaround provided <br />-~Iaximum private street length with a <br />turning provision provided <br /> Maximum private street length with a cul- <br /> de-sac provided <br /> <br />200 feet <br /> <br />300 feet <br /> <br />600 feet, when exceeding the 300 foot length <br />requirement, the private street width must be <br />32 feet. <br /> <br />The private streets as shown on the site plan comply with the length restrictions. <br /> <br />All of the private streets are 24 feet wide. City Code prohibits on-street parking on 24 foot <br />wide private streets. The Development Contract will require all private streets to be signed <br />for "No Parking". The Developer will be responsible for the cost of the signs, including <br /> <br /> <br />
