The proposed points of location shown on these plans <br />assum, e construction of RTC 8th addition; additional plans will be required if RTC 8th <br />addition is r~ot constructed prior to this project. The utilities south of Bunker Lake Boulevard <br />were included in the proposed assessments of the Master Development Agreement for <br />Ramsey Town Center. Construction of the utilities must be coordinated with the city and <br />conlYrm to the assessment process. Assessments are addressed later in this letter. <br /> <br />Sanitary sewer inverts have been checked from the existing pipes at Sunwood Drive to the <br />project site. The inverts will provide services to the project. Submitted plans include storm <br />sewer plans, not profiles; profiles must be shown on revised plans. <br /> <br />1 I. Tree Preservation. A tree preservation plan is not required as the site is void of trees. <br /> <br />12. Sidewalks. City policy requires installation of sidewalks on both sides of the street for State, <br /> County and MSA roads, and along one side of the street for local through streets. No <br /> sidewalks are required on cul-de-sacs. Sidewalk is shown adjacent to the infil~ation area. <br /> Recently the city adopted a policy requiring sidewalk on both sides of the main public '~treet~ <br /> in medium density developments. The review memo has specific recommendations for <br /> sidewalk connectivity. <br /> <br />13. Park Dedication/Trail Development: Per the Master Development Agreement, the City <br /> and the Master Developer have negotiated a Park and Trail Dedication Agreement. In <br /> accordance with the Park and Trail Dedication Agreement, there are no park dedication or <br /> trail dcvelopment fees owed on this plat. However, there is a park payment obligation in the <br /> First Amendment to the Master Development Agreement that requires a cash payment, to the <br /> City, upon sale of the property in an amount equal to 750 times the number of eligible units <br /> on the property in accordance with the zoning regulations. This fee is in addition to the park <br /> and trail dedication included in the Master Park Agreement. <br /> <br />14. Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was <br /> completed that anticipated the type and size of development shown on the plat. The proposed <br /> development is consistent with the traffic modeling system used as part of the AUAR <br /> analys~s. Regional road improvements to facilitate the whole Ramsey Town Center <br /> development have been agreed upon and have already begun construction. This proposed <br /> develop~nent does not generate more traffic than was anticipated. <br /> <br />15. Stormwater Trunk Fees: The 2005 Stormwater Trunk Fee is $384.00 per unit. This fee <br /> will need to be paid prior to the release of the final plat mylars. The fee in place at the time of <br /> the plat being recorded is the one that will be charged. <br /> <br />16. Sewer and Water Trunk Fees: The 2005 Sewer and Water Trunk fees are $2,962.00 per <br /> m~it.
