We oft'er the following ~rn-ments: ~:- '~ .... <br /> <br />G{,ne~.al: The Subject Propet~ is located north of Bunker Lake Blvd and west of the extension of <br />Zeolite Dr. A total of 9.77 acres are co~ntained within the proposed plat. This phase consists of 44 <br />sm all~lot single family homes. <br /> <br />Zoning/Density: The project area is located in the TC-4a Neighborhood District~ which is intended <br />to allow fbr a full range of housing types. The District allows for residential uses at a net density of <br />up to 10 milts per acre. The Final Site Plan ind~icates a net density of 6.5 units per acre, not <br />including the outlot to the west. The overall development site north of 116 is approximately 33 <br />acres (not including the park 'or outlot on the west), The overall densitY in this .area is 4.75 un/ts per <br />acre, including the 8th, 9th, and l0th Additions. As additional development comes forwm:d on this <br />site the overall density must remain below 10 units per acre. <br /> <br />It should bc noted that a Comprehensive Plan Amendment is required to chang? the subject <br />property's land use designation from a combination of Low Density Residential 'and Medium <br />Density Residential to Mixed Use, to complement the remainder of the Town Center site. The City <br />Council granted approval to the Comprehensive Plan Amendment request at their june 28, 2005 <br />meeting. Staff has sent the Amendment to the Metropolitan Council for their review and approval. <br /> <br />Lots: Thc preliminary plat is proposing to resubdivide portions of Outlots A, B, C, D, and E of <br />Ramscy Town Center Addition into 44 single-family lots and one outlot. The lots are proposed to <br />be served by a public street loop, which has a 50-foot right-of-way on the northern side of the plat. <br /> <br />Th.e TC4-a Zoning District requires the following lot standards: <br /> <br /> <br />
