Final Plat and 'Final Site Plan Review: Ramsey Town Center 10th Addition <br />.July 22, 2005 <br />Page 2 of 5 <br /> Minimum lot size None <br /> Minim um lot width 20 feet <br /> Mh~imttm. lot depth 80 feet <br /> <br />A 1.1 proposed lots meet these requirements. <br /> <br />4. Setbacks: The TC4-a Zoning District requires the following setbacks: <br /> <br />Front yard <br />Side yard <br />Roar yard <br /> <br />0 to 20 feet as measured from building front to edge of sidewalk; <br />None, unless required by building code; <br />None, unless required by building code. <br /> <br />On June 28, 2005 the City Council adopted revisions to the Town Center zoning district which <br />allow 20 foot driveways, in addition to changing the maximum front yard setback to 25 feet. The <br />individual units will be required to meet the 25-foot maximum front yard setback; this will be <br />verified on the individual building permits. <br /> <br />5. Public Streets: The development project lies west of the extension of Zeolite St and is entirely <br />"._ served by public Streets. The proposed streets ~i'e publi6 ~,nd provide t~..'required right of ~ay.' <br /> <br />Grading and Drainage: Staff has received a grading and drainage plan for the development and <br />has thc lbllowing comments. Stormwater calculations must be submitted to the LoWer Rum River <br />Water Management Organization for verification of conformance with the master drainage plan. <br />Sheet specific comments are on a separate memo, the major items are listed below. <br /> <br />'l'he SWPPP for this project must reference the SWPPP prepared for the Ramsey Town Center <br />Project and provide for transfer of responsibility from RTC, LLC to this developer and contractor. <br /> <br />'1 'he proposed grading on the lots does not conform to the city or LRRWMO requirements for <br />separation between the lowest floor and the 100 yr storm elevation. Revisions will be required. The <br />100-year high water elevation of all detention areas must be shown and the lowest openings in the <br />adjacent houses must be 2 feet above the emergency overflow for the detention area. The proposed <br />pending areas in the back yards must be protected by drainage and utility easements. 100-year <br />elevations are also needed for areas of the backyard that will be within drainage and utility <br />casemcnts. <br /> <br />1 'he plans propose constructing a retaining wall along the south line of Greenland Hills in order to <br />construct the streets to grade. This will block the existing drainage from these back yards; Drainage <br />will need to be provided. <br /> <br />I,ots 1-6 o1' Block 2 are within an area shown as a permanent wetland on the LRRWMO wetland <br />permit. These lots emmet be platted unless the wetland permit is amended and approved by the <br />LI>,RWMO. A treatment basin is required prior to discharge into the 'western wetland. The <br />l)eveloper is also responsible for increased runoff as a result of the AUAR roadway improvements <br />to Bunker.l,ake Blvd. the original wetland plan was recently approved by the LRRWMO.
