Written verification of acceptance <br /> el' the amendment is required. <br /> <br />Stormwater Analysis: The latest SWMM model shows an increase of 3.0 acre feet in the West <br />/~rk pond. The pipe from the 8th, 9th, and l0th Additions is upsized to pass the 100-year event from <br />these pro. jeers to the West Park pond. The change in pond level is approximately 0.1 feet. Staff is <br />requiring a sketch showing the proposed changes to the park in West Ramsey Parkway. <br /> <br />Utilities: This subdivision will be served by sanitary sewer and city water services that will be <br />extended into the development. The following sheet specific comments must be addressed: <br /> <br />Continuation references and sheet overlap must be provided as discussed on previous projects. <br />These plans are the basis for the city as-built records that will be maintained for future reference on <br />utility connections. <br /> <br />Water, sanitary sewer and storm sewer will need to be extended from south of Bunker Lake <br />Boulevard to serve this project. The storm sewer under Bunker Lake Bled at Armstrong Blvd will <br />need to be lowered to serve the wetland. The utilities south of Bunker Lake Boulevard were <br />included in tiro'proposed assessments o'f the Master Dev~10pment Agreement'for Rarri~y Town. <br />Center. Construction of the utilities must be coordinated with the city and conform to the <br />assessment process. Assessments are addressed later in this letter. <br /> <br />Sanitary sewer inverts have been checked from the existing pipes at Sunwood Drive to the project <br />si. to. The inverts will provide services to the project. Submitted plans include storm sewer plans, <br />not profi les; profiles must be shown on revised plans. <br /> <br />Architectural Standards: The development is proposing small-lot single family homes. The <br />Applicant has submitted architectural elevations representative of what will be built in Ramsey <br />Town Center 10th Addition. As the single family units will have a wide variety of styles, it is not <br />possible to architectural elevations of every unit. Each single family unit will receive Staff review <br />and approval before release of building permit. It should be noted that the Town Center <br />Development Guidelines establish a brick enhancement threshold of 35% of the non-glazed area of <br />the fi'oat facing wall, unless the building design is enhanced through other means such as covered <br />porch areas, broken roof lines, articulated fagade and material or color changes. The <br />minimum/maxiinum building height in this district is 2-4 stories. Each single family unit will need <br />to adhcre to the Town Center Development Guidelines. <br /> <br />I 0. Sidewalks. City policy requires installation of sidewalks on both sides of the street for State, <br /> Cotmty and MSA roads, and along one side of the street for local through streets. A sidewalk is <br /> shown surrounding the entire block that is proposed for development. <br /> <br />Park Dedication/Trail Development: Per the Master Development Agreement, the City and the <br />Master Developer have negotiated a Park and Trail Dedication Agreement. In accordance with the <br />l'ark and Trail Dedication Agreement, there are no park dedication or trail development fees owed <br />on this plat.
