The proposed development is <br />consistent with the traffic modeling system used as part of the AUAR analysis. Regional road <br />improvements to facilitate the whole Ramsey Town Center development have been agreed upon <br />and have already begun construction. This proposed development does not generate more traffic <br />thm~ was anticipated. <br /> <br />t3. Stormwater Trunk Fees: The 2005 Stormwater Trunk Fee is $384.00 per unit. The fee in place at the <br />time of the plat being recorded is the one that will be charged. <br /> <br />Ramsey Town Center Phase I Roadway Improvements, Phase II Roadway Improvements, <br />AUAR Roadway Improvements, Parking Facility Improvements: In accordance with City of <br />Ramsey Resolutions 05-02-065, 05-02-066, 05-02-067 and 05-02-068, assessments for Ramsey <br />~l'own Center Phase I Roadway Improvements, Phase II Roadway Improvements, AUAR Roadway <br />Improvements, and parking facility improvements shall be payable to the City in a single <br />instalhnent prior to the release of the final plat mylars for recording. Total payment due includes <br />pti ncipal plus accrued interest in the amount of 6.3% per annum commencing February 22, 2005. <br /> <br />Other Permits. The Developer is responsible for obtaining any and all permits required from other <br />regulatoly agencies. <br /> <br />Off-Street Parking Requirements: The TC-4 District requires 2 off-street parking spaces for <br />each unit; this requirement is exceeded with the proposed 2-car garages and 20 foot wide <br />driveways. Some parking is allowed on public streets, however, this may not be adequate for <br />overflow parking. <br /> <br />Driveway Length/Width: Under the TC-4a Zoning Code, driveways for units with attached <br />garages must be at least 25 feet in length, as measured from the building front to the edge of the <br />sidewalk. On June 28, 2005 the City Council adopted changes to the TC-4a Zoning District, <br />including lowering the minimum driveway length to 20 feet. <br /> <br />Landscaping: The boulevard planting plan is acceptable. However, a revised plan must be <br />submitted that addresses the landscaping for the individual lots. City Code requires that each lot <br />receive two (2) trees and that not less than twenty-five percent (25%) consist of conifers. Even if <br />the responsibility for installing this material is shifted to the builder/owner, the trees should be <br />inclnded on the plans. <br /> <br /> <br />
